**The building is committed to supplying electricity to the room with consumption up to £300 regardless of the tenancy period/let. If the student exceeds this sum, they will be prone to paying extra charges.
*If you book a room and choose to pay by instalments, your second payment can be split into two; one on the original payment due date and the second within 7 days of your start date.
*The building has a "No Visa No Pay" policy; if you can't get visa approval and no longer need your room, you can cancel for free.
* If you are unable to travel to the UK due to Government travel restrictions, and no longer require the room, you won’t be charged.
*If you don't get the grades needed for university and no longer require the room, you won't pay; provided you present a rejection letter.
Revised Payment Plans
To make booking your room for the new academic year even easier, we’ve reduced the initial rent payment due upon booking to £100. The remaining balance of the initial rent payment, which would normally be due upon booking, will now be added to the balance due upon your second payment date.

Payment Terms
What are the payment options?
For most room types and contract durations, we offer two payment options:
Full contract payment: You pay for the full duration of the accommodation in one payment at the
time of booking. Some of our locations will offer you the option of splitting the payment by
making an advanced rent payment on booking, this is usually £200 which is deducted from the
total payment which is due on the 1st August.
NB: If you book a room after the 1st August you will need to make the full payment at the time of
booking.
Instalment plan: The full value of the contract is broken down into several payments spread
throughout the duration of your contract. You will need to make an advanced rent payment
when you book of £200 which is deducted from your second rent instalment.
Please note: To be eligible for an instalment plan you will need a Guarantor.
NB: If you book a room after the 1st August you will need to pay the advanced rent and first
instalment payments at the time of booking – a full instalment breakdown is shown once you
select book now and start the booking process.
Do I pay a deposit/booking fee?
We don’t take a deposit or charge you a booking fee when you book with Host. We take an
initial rent payment; this is not a deposit it is a payment made on booking which forms part of
your total rental amount.
When do I pay my rent?
If you select an instalment plan for the 2026/27 academic year on a 51/45/44/43 week contract
your rent is due on the following dates:
Advanced rent: on booking
1st instalment: 1st August 2026
2nd instalment: 28th September 2026
3rd instalment: 13th January 2027
4th instalment: 14th April 2027
Cancellation Policy
Before Signing the Tenancy Agreement
If written cancellation is received within 7 days of the application and before the booking confirmation email, the booking is cancelled at no charge, and the advance rent is fully refunded.
If the tenancy agreement is not completed within 7 days, the landlord may retain the advance rent if either party cancels the booking
After Signing the Tenancy Agreement (Before Tenancy Start)
If cancellation is requested within 72 hours of the booking confirmation email, no fee applies, and the advance rent is fully refunded.
If cancellation occurs after 72 hours, the tenancy cannot be cancelled unless a replacement tenant is found.
After the Tenancy Start Date
Cancellation is only accepted once a replacement tenant takes over the room.
The tenant remains liable for rent and charges until the new tenancy begins.
Once a replacement tenant signs and receives booking confirmation, any payments made (including advance rent) will be refunded minus rent owed up to the takeover date.
Additional Conditions
If rent due before move-in is not paid, the landlord may cancel the tenancy and retain the advance rent.
If the landlord cancels the booking before move-in due to circumstances beyond their control, all payments will be refunded.
Bookings obtained using false or misleading information may be cancelled.

Can students personalise their room?
While the property does not allow for students to hang posters directly on the walls, a pin board is provided in the bedroom for posters and pictures.
Is the Hub safe and secure?
Yes, The Hub is a safe and secure property; there is 24/7 staff presence, CCTV covering all entrances and communal areas, and secure key fob access.
Can students have guests over?
Yes, guests are permitted for a maximum of 2 nights in any week. students just have to sign them in at reception on arrival.
Is there always a member of staff available?
Yes, The Hub has on-site staff that are available 24/7 as well as a management office that is open at various times throughout the week.
Which rooms have a TV and do they come with a licence?
All rooms have a TV, but students must purchase a TV licence if they wish to watch or stream live TV in their flat. However, the property's communal area comes equipped with a large-screen TV that requires no TV license.
