How do I secure my booking?
To secure your booking, both the tenant and guarantor must sign the Common Law tenancy agreement.
Once the agreement is countersigned by the landlord, the booking becomes legally binding, and both parties are fully committed to all rent and contractual obligations.


Can I book without a guarantor?
Yes. If you do not have a guarantor, you can still secure your booking by paying the full rent upfront.

  • The full rent must be paid by 1st August 2026

  • If payment is not made and no guarantor is provided, your booking may be cancelled


How long do I have to sign the tenancy agreement?

  • You have 5 days to sign the tenancy agreement (applicant and guarantor) after selecting accommodation

  • From 1st August 2026 onwards, this reduces to 2 days

If the agreement is not signed within this period, the booking may be cancelled without penalty.


When does the tenancy agreement become legally binding?

Once both the tenant and guarantor have signed, the agreement is countersigned by the landlord. At this point, it becomes legally binding, and you are responsible for full rent even if you do not move in or leave early (except in specific permitted cases).


Can my booking be cancelled by the landlord?
Yes. The landlord reserves the right to cancel a booking at any time before the tenancy agreement is fully countersigned, at their discretion and without providing a reason.


Who is eligible to book student accommodation?
You must be:

  • A full-time student, or

  • Expecting to be enrolled at a recognised higher or further education institution

You may be required to provide proof of enrolment. Failure to do so may result in cancellation.


What is a guarantor and is it required?

A guarantor is someone aged 18+ who agrees to cover your rent and tenancy obligations if you fail to pay.

Guarantors must:

  • Pay rent if the tenant does not

  • Cover damages or breach costs

  • May be contacted in serious cases of antisocial behaviour

Guarantors must provide:

  • Valid photo ID (e.g. passport)

  • Proof of address (utility bill or bank statement from last 3 months)

They cannot live with you unless they are a parent/guardian or reside in another Fresh-managed property.


What happens if my guarantor is rejected?
If the guarantor does not provide valid documentation or fails eligibility checks, they will be declined. You will need to provide a new guarantor or opt to pay full rent upfront.


When is rent due?

  • The first rent instalment is due on 1st August 2026

  • Further instalments are due on the dates listed in your tenancy agreement

Rent must be paid regardless of student finance or bursary payment schedules.


Can I pay rent monthly instead of in instalments?

Yes, in some cases. If you receive monthly accommodation funding or bursary support, you may request a monthly payment plan. Approval is subject to discussion with the Residents’ Team.


What does rent include?

Your rent includes:

  • Hot water

  • Electricity

  • High-speed Wi-Fi

  • Contents insurance

Can rent prices change after I book?

Advertised rents and special offers may change during the year. However, once your application is submitted and the booking is confirmed, your accommodation and agreed rent are secured.


Are there any additional costs?
Most utilities are included, but additional services such as on-site laundrette facilities are charged separately based on usage.

Cancellation Policy

Can I cancel my booking before signing the tenancy agreement?
Yes. You may cancel your booking at any time before the tenancy agreement has been countersigned. No further obligations will apply at this stage.


Is there a cooling-off period after booking?
Yes. If you booked online or by phone and have not viewed the accommodation in person, you are entitled to a cooling-off period:

  • 72 hours after booking (for bookings made before 1 August 2026)

  • 24 hours after booking (for bookings made from 1 August 2026 onwards)

During this period, you can cancel your booking as long as you have not moved into the accommodation.
To cancel, send an email with the subject line: “Cooling Off Period Cancellation.”

Refunds will be processed within 10 working days.


Can I cancel after the cooling-off period but before my tenancy starts?
Yes, but only in specific exceptional circumstances, such as:

  • Your UK visa application is refused

  • You do not achieve the required grades for university entry

  • You fail to meet the academic requirements to continue your studies

You must provide supporting evidence (e.g. UCAS confirmation or visa refusal letter) within 72 hours of receiving it and send it to the Residents’ Team.

If you receive confirmation after your tenancy has started, you will remain liable for rent until your release is confirmed.

Can I end my tenancy early if my student status changes?
Yes. You may end your tenancy early if you are no longer able to continue your studies due to:

  • Withdrawing from your course

  • Being excluded from your course

  • Being refused admission to your course

  • A medical condition causing absence for more than 60 days, with approval from your institution to suspend studies

To do this, you must:

  • Provide at least 4 weeks’ written notice

  • State your intended move-out date

  • Provide official evidence from your institution

  • Vacate the accommodation by the agreed date

If any issues arise with your notice or documents, you will be informed and given time to correct them.


Can I cancel or end my tenancy for any other reason?
No. Other cancellation requests are not accepted before or during the tenancy unless they fall under the conditions listed above.


Can I leave early if I find someone else to take over my room?
Yes. You may find a replacement tenant, subject to approval.

Before this is accepted:

  • Your rent account must be fully up to date

  • Any rent owed up to your departure date must be paid

Once the replacement tenant signs a new agreement and pays, they will take over all future rent and responsibilities. Until then, you remain liable for rent until the original contract end date.
