Beech House Unite is an Oxford student accommodation offers en-suite rooms, which all have private bathrooms, large beds (double beds or ¾ beds), and accessible room studios. All ensuites share the flat with other roommates but have their bathroom and share the Kitchen. The ensuites at Beech House Unite are accessible, basic, accessible classic, classic, accessible premium range 1, and ensuite premium range one. The studio available is the accessible studio.

All ensuite rooms at Beech House Unite have their ensuite bathroom, a ¾ bed, a study desk with a chair, under-bed storage, a wardrobe and a full-length mirror. All bathrooms have a toilet, shower and washbasin, mirrored cabinet, and a towel rack. The shared Kitchen has a Breakfast bar, cooking hobs, a Fridge freezer, an Iron and Ironing board, a Microwave, Oven, Sofa, and stools. The Accessible studio has a bathroom and a double bed. In addition, it has a fully equipped kitchen with a microwave, oven, fridge-freezer and cooking hobs. What sets all ensuites apart is the size of each room and the number of residents in the flat. Each ensuite room is located in a shared flat.

Yes. An advance rent payment is required to secure your booking and is deducted from your first rent instalment. The amount varies by property.

Cancellation Policy

Can a booking be cancelled shortly after it is made? 

Yes. A seven-day cooling-off period applies following the booking confirmation, as long as the keys have not been collected. During this time, a full refund of the deposit and advance rent is available. Specific rules may differ for tenancies located in Wales.


What happens if the cooling-off period has passed? 

The tenant is responsible for all rent payments unless a replacement student (who meets the provider's eligibility criteria) is found or a new lease is signed.


How do replacement tenants affect the contract?

If before the start date, the provider may choose to accept the replacement, re-list the room, or use a waiting list. The original tenant is released seven days after this occurs. However, if it’s after the start date, the tenant is released once the new occupant's lease begins. If the room is already moved into, a £50 cleaning and prep fee is deducted.

 

What if a first-year student misses their university grades? 

Under the "No Place No Pay" policy, first-year students can be released if they fail to meet entry requirements or if they switch universities after exceeding their grades. Formal proof (UCAS confirmation or a rejection letter) must be provided within seven days of result publication to receive a full refund.
