About James Watt Residences

Birmingham is an English city located in the West Midlands. It is considered one of the UK’s central cities. It has three rivers flowing through it; Rivers Tame, Rea, and Cole.


James Watt Residences Unite is a student housing in Birmingham that offers ensuite roos. Ensuites come in three styles; Premium Range 1 Ensuite, Premium Range 2 Ensuite, and Accessible Ensuite. All ensuites feature a bed, a private bathroom and kitchen, a desk and a desk chair, curtains, a bedside table, under bed storage and a wardrobe. 


The building provides different facilities and services. The facilities include Wi-Fi, all bills included, bike storage, laundry, recycling, a vending machine, and a common area. Other services include CCTV, 24/7 assistance, an on-site service team, secure access, maintenance support, a fire system and contents insurance.


James Watt Residences is located at Coleshill Street nine minutes away from Birmingham city centre. It is surrounded by a plethora of exciting locations. If you’re craving Korean food, Master Park's Kitchen is a nearby restaurant that serves authentic Korean plates in a comfy setting. 


Celebz is another nice nearby eatery that serves super delicious American cuisine dishes. It is suitable if you need a bite-on-the-go. Traditional English morning tea is the best at Boston Tea Party Birmingham. It is a cosy cafe that offers breakfast, burgers, salads, and baked goods.


If you need to go grocery shopping, you don’t have to worry because Tesco Express is just around the corner and it has a wide range of products. Eight minutes away, you’ll find Eastside City Park where you can sit back and take a break from your busy day on campus. If you need to stay in shape, The Gym Group Birmingham City Centre is 11 minutes away and is fully equipped with fitness tools.

Please note that to complete bookings we require the following:

  • The £250 Advance Rent as stated on the tenancy document (for the avoidance of doubt, no Advance Rent is required for bookings in Scotland).
  • There is no Deposit for properties in Scotland. 
  • Payment details – International students can choose to pay via bank transfer or by card.  
  • The tenancy agreement needs to be agreed upon by both the student and the guarantor
  • Multiple cities don't require ARP, including Aberdeen, Glasgow, Edinburgh, Liverpool, Sheffield, Bedford, Birmingham, Cardiff, Coventry, Durham, Leicester, London, Loughborough, Medway, Portsmouth, Reading, Southampton, and Leeds. 

UK Students can pay up to 7 instalments for Long-term bookings. 

Cancellation Policy

7 days Cooling Off Period After Booking Confirmation

Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room or you enter into a new Tenancy. 

If a replacement Tenant is found for your Room after your start date, we will release you from your Tenancy Agreement from the start date of the replacement Tenant's new Tenancy Agreement. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.

No Place No Pay – applicable to 1st-year students only. 

If you are a prospective first-year undergraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn you may be eligible to be released from this agreement. 

To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of:

  1. a written rejection letter from your chosen university/college or UCAS or a screenshot of your UCAS status which confirms that the required results were not achieved; or
  2. a copy of the proof of acceptance of your new university by UCAS adjustment. 

These document(s) must be received by us within 7 calendar days from the date your results are published. 

31 May Cancellation Promotion: if you book a room with Unite Students for the 2021/22 academic year by 31 May 2021, you can cancel your booking before this date without penalty.

Living in this accommodation has been / is an awful experience. If you are a first year student, don't get scammed into living here or with UNITE students at all. I live in B1 James Watt. After seeing barely any reviews, I thought this would be a good place to live as there is only first year Aston University students here. The location itself is good as it's on campus and there are small shops nearby for food. That's about all that's good. The building itself is currently under construction during the winter, they are stripping all the insulation meaning your flat will be literally freezing. Radiators barely function and cannot be turned on till its deemed "cold enough". It is below 0 and they barely work. All rooms are drafty, and the hot water in the shower sporadically turns off so you'll be left even colder before. During COVID, we're required to do remote learning and stay inside which is impossible due to the headache inducing drilling which occurs essentially everyday, starting at 8am finishing around 5pm. During teams calls, the only thing you can hear is drilling even with noise cancelling headphones. Maintenance straight up walk into your room and flat unannounced, they're supposed to give 24 hours notice however, they will just turn up. Lock your door? They have a key to open your room. Understandably, the kitchen is left for us to clean which can be a challenge when you live with 7 other people but that will be between you and your flatmates. My issue is with the appliances which don't function. Sending a maintenance request will not fix this. UNITE students is the problem. If you require help with anything, they will not contact you back. Following government guidelines, many have remained at home rather than returning to student halls. Instead of a rent refund for the amount of months we've spent away, we are given 3.5 weeks worth of credit for next payment. Many of my flatmates have not been occupying their rooms since the second lockdown however, they are still paying for UNUSED resources.

Nice on the outside. Supposedly cleaned kitchen. Fridges smell. Floor sticky. Microwave with no life. Table full of blown plastic bubbles. Bedrooms with wear and tear. Mattress barely supportive. Not worth the rent yet.

Typical students halls. Clean and functional. Dreadful signage campus though so if you are new you'll initially find it a bit difficult to navigate.

Nice place and nice living. It is reaaly close to the university. My only point is that there is an huge waste of kitchen items and bed stuff: every student has to bring/buy its own kitchen box and bedsheets because the kitchen and bedroom are not provided with anything. SO you have to buy all the stuffs and before leaving you must throw everything away. It is an huge waste

Bad air quality and lifts take forever sometimes. Front gate has issues usually and gets stuck often. Maintenance is pretty good for the actual flats. Every single bed is springy and almost breaking.
