About iQ Broderick House

Birmingham is often called the “2nd city of the UK.” It has four rivers flowing through it; Tame, Rea, Cole, and Sevren. It is one of the oldest commercial centres in the UK and it continues to be.

iQ Broderick House is a student housing in Birmingham that offers three room types; studios, ensuites and penthouses. Studios come in five styles; Gold Studio, Silver Studio, Bronze Studio, Diamond Studio and Platinum Studio. They are private and newly refurbished and feature a double bed and allow free dual occupancy.

Ensuites come in six styles; Gold Ensuite, Silver Ensuite, Bronze Ensuite, Platinum Ensuite, Diamond Ensuite and Copper Ensuite. Ensuites are newly refurbished, have private rooms, a small double bed and some have a canal view. The building also offers a Penthouse Apartment that is private and features separate bedrooms. It is newly refurbished and allows free dual occupancy.

The property offers many facilities and services. The facilities include Wi-Fi, secure bike storage, laundry, a common social room and all bills included. Other services include CCTV, 24/7 security, an on-site gym, insurance, accessibility, communal games room, emergency and on-site cinema room.

iQ Broderick House is located at Bath Row Road just a short walk from Birmingham city centre. Nearby, there are many great foreign restaurants that offer foreign cuisine plates. If you’re craving super delicious Italian pizza, Laghi's Deli is only five minutes away and it serves a wide selection of original Italian dishes in a relaxing setting.

Cote - Birmingham is another foreign restaurant that offers French goods and specialities in a chic atmosphere. To have a taste of the local cuisine, make a stop at Grand Central Kitchen - Birmingham. It serves a classic English breakfast among other tasty plates.

Tesco Express is just around the corner if you wish to do some grocery shopping. As for clothes shopping and other sorts of shopping, Bullring & Grand Central shopping mall is just 15 minutes away from the building. You can have an early morning walk, a refreshing picnic under the sun, or even a casual evening stroll at Sunset Park that has spacious greenery and a mesmerizing city view.

Five Ways bus station is a four-minute walk and Islington Row / Frederick Rd bus station is a five-minute walk. Birmingham New Street train station is 14 minutes away and Five Ways train station is four minutes away.

Payment

International students can pay in 4 instalments for long-term bookings without a UK guarantor.

- Deposit: goes towards the first installment once the booking is confirmed - If you cancelled the booking within 7 days of payment and completing booking, the deposit will be refunded. 

Cancellation Policy

If you have entered into the Tenancy Agreement and you wish to cancel your booking, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:

  • you notify us of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date (as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date.

  • you notify us of your intention to cancel within 7 days of payment of your Booking Fee (if you have paid a Booking Fee) and you have not collected your keys.

  • Your UK Visa application has been denied.

  • You have failed to obtain the required qualifications to get into your first University of choice. 

Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.

All cancellation notifications must be requested directly from the student by an email.

Booked my accomodation with them about 2 months before my university is due to start and they emailed me 2 weeks before my University start date and said they cannot fulfil my accommodation anymore. Their reasoning was "refurbishment" which was advertised as finished on their website. Leaving me only 2 weeks to look for new accommodation which has now become impossible and I am now homeless for the academic year. As well as this, I still have not received my refund and compensation which I need to look for new accommodation. This is an actual joke, DO NOT BOOK. Very unpredictable and unhelpful. The staff don't even coordinate, I have been waiting for my compensation for weeks now.

Broderick House Birmingham Accommodation cancelled a week before the move and we are still waiting for a £100 refund and £100 compensation that was offered. We were offered other accommodation over an hour a way completely unacceptable. We have emailed now 5 times and I’ve tried to call but the number is unobtainable. Do not deal with IQ

I lived in IQ from Sep 2018 to June 2019. Just want to review the good stuff but also the things I wasn't happy about. Good stuff: 1. Good location: close to five ways station (can walk there along the canal instead of crossing the road), close to gym and city centre. 2. Nice view from the window if you live on higher floors. 3. The maintenance dude is very nice and polite every time he came to fix my broken shower. 4. The cleaning lady is nice, we always say "hi/morning" to each other. Things I was not happy about: 1. There was a middle aged fat (sorry if the word is offensive) woman with white & blue hair (not sure if she still has that), who works at the reception, is quite rude and impatient. 2. The facilities were old, especially your bathroom and bedroom. The lift went out of service at least 4 times during that year, I lived on higher floor and it was such a pain to climb every time. 3. The study room. The staff occasionally just occupy the study room for their meetings, and won't allow you to use it. It is supposed to be available for students all the time. 4. Parcel collection. They only allow you to collect parcels after 5 pm, it is not that a big deal but it just shows their attitudes are not great. 5. Reception window. They sometimes close the reception window during working hours. So if you have something urgent at that time, you won't be able to access the staff easily. The window is supposed to be available during the working hours , or at least one staff is available. 6. Before you moving in, they won't hire proper cleaners to clean your room. So it is always cleaned by the person who lived in that room before, which as you can imagine, is not that clean when you move in. When I moved in, the curtain seems hasn't been replaced/cleaned for years, the chair was gross and there was hair in the sink. So I cleaned everything by myself. So be prepared for it.

The top floor is awesome. Stayed here for my first year. Everything is close by such as shops, Tesco, Petrol Station(open 24 hours) right in front. Also pubs, close to train and Bullring.

Best accommodation I've ever stayed at. Staff is so lovely and constantly go out of their way to help out students. Really friendly and inviting atmosphere. Issues dealt with really quickly. I can't fault it. Reccomend to everyone looking for a home away from home.
