Payment Terms

Cancellation (before key collection):<ul style=""><li dir="ltr" style="">iQ can cancel your booking if:<ul style=""><li dir="ltr" style="">You decide not to sign the Tenancy Agreement after the deadline.</li><li dir="ltr" style="">You fail to complete your application or provide the required documents.</li><li dir="ltr" style="">You provide false or misleading information.</li><li dir="ltr" style="">Your immigration status prevents you from renting under the Immigration Act 2014.</li><li dir="ltr" style="">You are listed on sanctions or law enforcement databases, making it illegal for iQ to proceed.</li><li dir="ltr" style="">You do not cooperate with screening checks required by iQ.</li><li dir="ltr" style="">You fail to pay due amounts (e.g., rent or damages).</li><li dir="ltr" style="">You breach the terms of your Tenancy Agreement or any previous agreements with iQ.</li></ul></li></ul>Failure to Collect Key (within 2 weeks of Tenancy Start Date):<ul style=""><li dir="ltr" style="">If you fail to collect your key within 2 weeks after the start of the Tenancy Agreement, iQ can cancel your booking, re-let the room, and retain any rent already paid. This will be considered a withdrawal by you.</li></ul>Cancellation by you (before key collection or tenancy start date):<ul style=""><li dir="ltr" style="">If you haven’t signed the Tenancy Agreement: You can cancel your booking by notifying iQ in writing. However, if you cancel after the deadline to sign the agreement, iQ will retain any booking fees paid.</li><li dir="ltr" style="">If you’ve signed the Tenancy Agreement: Cancellation is only possible under the following conditions:<ul style=""><li dir="ltr" style="">You inform iQ of the cancellation before August 1st or 28 days before the Tenancy Start Date (whichever is earlier).</li><li dir="ltr" style="">You cancel within 7 days of making your booking and paying the booking fee, provided you haven’t collected your key.</li><li dir="ltr" style="">You fail to meet the entry requirements for university, such as failing to obtain a visa, deferring your entry, or not meeting the academic conditions of your university offer. Documentation is required to support these claims.</li></ul></li></ul>Cancellation for Reasons Not Listed Above:<ul style=""><li dir="ltr" style="">If you wish to cancel but do not meet the criteria mentioned above, you will be responsible for paying all rent due under the Tenancy Agreement unless you find a suitable replacement tenant.</li><li dir="ltr" style="">The replacement tenant must meet iQ’s requirements, sign the Tenancy Agreement, and pay the due rent. Once these conditions are met, you will be released from your contractual obligations.</li></ul>Post-Tenancy Start Cancellation (Tenancy Takeover):<ul style=""><li dir="ltr" style="">After you have collected your key or the Tenancy Start Date has passed, cancellation is only possible if a replacement tenant is found and agrees to take over your tenancy.</li><li dir="ltr" style="">The replacement tenant must meet all the conditions mentioned earlier, including signing the Tenancy Agreement and paying any due rent. Additionally, any outstanding payments (e.g., rent arrears) must be settled before the cancellation is confirmed.</li></ul>The above cancellation policy is a synopsis of the property’s cancellation policy. There could be few changes incorporated from time to time, hence we recommend you to review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.

While <a href="https://www.casita.com/student-accommodation/uk/york/york-st-john-university" style="">York St John University</a> is a 9-minute car ride away.Around three bus stops are near to the property. Hoxton Station Museum of the Home (Stop KA) is just a minute walk away. While Waterson Street (Stop V) is 2 minutes away on foot.

iQ Hoxton

I live in a platinum penthouse plus, which looks like it has recently been renovated. Love that it has plenty of storage for a studio and that the building has a courtyard, small gym, movie and study rooms. The staff are all friendly and helpful. The location is great, just a few minutes walk to Hoxton station and plenty of restaurants and cafes to go to

So far, the experience regarding not just the room, but also the facilities has been amazing. Great quality for the price and amazing staff that are there 24/7 to support you in any way you need (even if is just to have a cup of tea with you =] ).
I forgot to mention the surroundings. Hoxton in in a great region of Hackney and you are a few steps away from amazing restaurants and Pubs and events. Streets here are full of life (pre and hopefully post-pandemic)
I'd recommend this accommodation to any one planning to come to London.

I had a great time staying here. The staffs are very kind and I didn’t have any issues with anything. Danielle and Eve are one of the nicest people I’ve ever met! They’re very helpful and made my stay very enjoyable. If they read this, I hope they’re doing well and thank you for being so nice!

The rooms are quite nice. I had some issues with the facilities but they sort it out quickly.

I’ve been living at IQ for almost 3 years and have moved rooms each new year, and the experience has been great! The rooms are bigger than expected and very nicely furnished. Not only are the facilities clean and welcoming, it was recently renovated with a new colour scheme. The social areas have been closed due to Covid 19 for a few months, nevertheless it’s still a very nice and comfortable place to live.
The staff at iq are amazing, whenever there is an issue, they go above and beyond to help. There’s always someone willing to help or chat to in reception. The maintenance is super efficient as I’ve never had to wait more than 24hrs for a request to be resolved!
The management at IQ are especially amazing as they give you a sense of security. They are around to help and resolve any questions or worries, and always greet me with a smile ?.
The location is great too with Hoxton station across the road and many buses just outside so traveling to uni/work is never difficult.
Would definitely recommend staying at IQ Hoxton!!

stayed here for 2+ years. staff are all incredibly friendly and helpful, they go out of their way to help you feel at home. rooms and facilities are superb and location is great too. can't get much better.
