Is an advance rent payment required?
Yes. An advance rent payment is required to secure your booking and is deducted from your first rent instalment. The amount varies by property.

You can choose from:
- 1 instalment (full payment)
- 2 instalments (selected properties)
- 4 instalments
- 8 instalments (selected properties only)

When are rent instalments due?
Payment dates vary by property. Your tenancy agreement will confirm the exact instalment dates.
Cancellation Policy
Can a booking be cancelled shortly after it is made?
Yes. A seven-day cooling-off period applies following the booking confirmation, as long as the keys have not been collected. During this time, a full refund of the deposit and advance rent is available. Specific rules may differ for tenancies located in Wales.
What happens if the cooling-off period has passed?
The tenant is responsible for all rent payments unless a replacement student (who meets the provider's eligibility criteria) is found or a new lease is signed.
How do replacement tenants affect the contract?
If before the start date, the provider may choose to accept the replacement, re-list the room, or use a waiting list. The original tenant is released seven days after this occurs. However, if it’s after the start date, the tenant is released once the new occupant's lease begins. If the room is already moved into, a £50 cleaning and prep fee is deducted.
What if a first-year student misses their university grades?
Under the "No Place No Pay" policy, first-year students can be released if they fail to meet entry requirements or if they switch universities after exceeding their grades. Formal proof (UCAS confirmation or a rejection letter) must be provided within seven days of result publication to receive a full refund.

Frequently Asked Questions
Are there any utilities to be paid?
Your rent will include all utilities, including water, heating, electricity, and wifi. You would only be required to pay a TV license if you wish to watch TV.
Can I request who to live with?
You can always inform us about your flatmate preferences, and we'll do our best to accommodate your request. Such requests include same-sex flatmate requests. Arranging your flatmate preference requests will largely depend on availability, however.
Is the advance rent part of my first rent?
Yes, advance rent payments are part of your first instalment and are required at the point of booking. Students paying in full, booking in Scotland, rebooking, or booking after the first instalment's due date will be exempt from this advance rent.
Can I share a room with someone?
Yes, it is possible. However, the rooms offering dual occupancy are limited. To qualify for a dual occupancy booking, you must both be full-time students.
