These en-suites include Bronze, Silver, Gold, Platinum, and the Lower Ground Floor en-suite. The Bronze and Ground Floor en-suites are both 14m2; The Silver en-suites are 15m2, and the Gold en-suites are 17m2. The Platinum en-suites are the largest rooms available. Each en-suite comes with a TV, a double bed, a study area, an en-suite shower room, and ample storage space. All of Europa's rooms share a communal kitchen and a shared social space. The shared kitchen and social space are all in the same room; the kitchen is fully equipped with an oven, hobs, ample counter space and storage, a large fridge/freezer and a microwave. There is a dining area in the kitchen, and right next to it, there is a couch, a table, and a TV.

Cancellation Policy
Can a booking be cancelled if the contract isn't finished yet?
Yes. As long as the Tenancy Agreement has not been signed by the landlord (countersigned), the booking can be cancelled, and the holding deposit will be returned.
What is the "Cooling Off" period, and how does it work?
For those who booked remotely without seeing the room, there is a 72-hour window to cancel after booking (this changes to 24 hours starting August 1, 2026). To cancel during this window, an email must be sent to the management with the subject "Cooling Off Period Cancellation." This is only valid if the resident has not moved into the property.
What happens if a student visa is denied or university grades aren't met?
If these events happen before the tenancy starts, the resident can cancel by providing official proof (like a visa refusal letter or UCAS update) within 72 hours of receiving it. If the tenancy has already started, rent must be paid until the evidence is provided and management confirms the release.
Can the contract be ended early if a student leaves their course?
Yes, early termination is allowed for course withdrawal, expulsion, or a medical leave of more than 60 days. The resident must provide four weeks' notice, show proof from the university, and move out by the date stated in the notice.
What if a resident wants to move out for a reason not listed above?
In other cases, the resident must find a replacement tenant who is acceptable to the landlord. The original resident is responsible for all rent payments until the new tenant has signed their contract and paid their initial dues.

How many times is my room inspected?
Your room will be inspected for damages up to three times during your stay. If damages are found, these will be deducted from your tenancy deposit.
