Payment Terms
Is a guarantor required?
Yes. A guarantor must be at least 18 years old, demonstrate financial stability, and provide identification and verification documents.
What are the requirements for UK and international guarantors?
UK guarantors must be based in the UK and provide valid ID and proof of address. International guarantors may be accepted subject to additional verification checks and must agree that the guarantee is governed by English law. Approved third-party guarantor services, such as Housing Hand, may also be accepted if a personal guarantor is not available.
How long is a guarantor liable for the tenancy?
The guarantor remains liable until the tenancy has ended and all outstanding amounts have been paid. They may be required to settle outstanding sums within 14 days of written notice.
How can I pay my rent?
Rent payments are made online.
What payment plans are available?
You can choose to pay in 1 instalment, 4 instalments, or monthly instalments. A 5% surcharge applies if you choose to pay in multiple instalments.
Is an advance rent payment required?
Yes. An advance rent payment of £150 is required to confirm your booking.
When must the advance rent be paid?
The payment must be made within 7 calendar days during standard booking periods or within 24 hours during the clearing/results period from 1 August to 1 September.
Is the advance rent refundable?
Yes, but only where cancellation is approved under the applicable cancellation policy.
Can the advance rent be transferred to another tenant or academic year?
No. Advance rent payments cannot be transferred to another tenant or academic year.
Cancellation Policy
Can I cancel my booking during the cooling-off period?
Yes. You can cancel within 7 calendar days of making your booking and receive a full refund of your advance rent.
What happens if I cancel after the cooling-off period?
You will remain liable for rent until a suitable replacement tenant is found, approved by the landlord, and has signed a new tenancy agreement. Once released, your security deposit will be returned (subject to standard deductions), a £50 administration fee will be deducted, and a £20 international banking fee may apply for refunds to non-UK bank accounts.
Your liability ends only when the replacement tenant's cooling-off period expires, or they move into the accommodation. If they cancel during their cooling-off period, you remain liable until another replacement tenant is secured.
Can I cancel after moving into the accommodation?
Generally, no. Once you have collected your keys or moved in, you remain responsible for rent until the tenancy ends, a statutory notice period expires, or a replacement tenant is found.
Can I cancel if I do not get a university place or lose my student status?
Yes. You may request cancellation if your university offer is withdrawn because you did not achieve the required grades, if you exceed your expected grades and accept a place at another university, or if your place at university is withdrawn due to academic results.
You must provide supporting evidence from UCAS or your university within 3 calendar days of receiving your results or confirmation, and no later than 1 September where applicable. If approved, your tenancy will be cancelled and your advance rent refunded within 30 days. If the tenancy has already started, returning students remain liable for rent until a replacement tenant is found.
Can I cancel if my UK student visa application is refused?
Yes. You must submit a written cancellation request and official visa refusal documentation from UK Visas & Immigration within 3 calendar days of receiving the decision and before 20 September. If approved, your tenancy will be cancelled and your advance rent refunded. If the visa is refused after the tenancy has started, you will normally need to leave the accommodation but remain liable for rent until a replacement tenant is found or any applicable statutory notice period ends.
Can I cancel due to exceptional or compassionate circumstances?
Yes. Requests based on serious medical, welfare, or other exceptional circumstances may be considered if supported by appropriate evidence. If approved, you may still be required to pay at least 4 weeks' rent or the remainder of the current rent period, whichever is longer. Decisions are final.
