The rooms offered at this student housing in Bristol include en-suite rooms and studios. There are also accessible rooms available. The en-suite rooms provided are the Classic and the Premium. They both contain a large bed, a study area, a wardrobe, and a private bathroom. The Premium en-suite has more space than the Classic and comes with different furnishings. Both en-suites share a kitchen/common area; both the kitchen and the common area are in an open-plan layout. The kitchen contains an oven, a stove, a toaster, a microwave, a breakfast bar, a large fridge-freezer, ample counter space, and numerous storage units. The studio room available is the Premium Range Ine studio. This studio is self-contained, meaning you wouldn't have to share anything. This studio room is the largest and contains a fully equipped kitchen with a large fridge-freezer, an oven, a stove, a microwave, a toaster, a kettle, ample counter space, numerous storage units, and a breakfast bar. The furnishing is elegant and consists of a large bed, a study area, a sofa chair, and multiple storage units apart from the wardrobe. It also has a private bathroom.

Bristol is one of the major student cities in the UK, attracting more than 459,000 students. The city is located southwest of England; the River Avon runs through it. The city is an important port city and trading city. It was also a manufacturing centre specialising in Shipbuilding and wool. The town has multiple green areas, more than 400 parks, beautiful hills, and numerous historical and cultural sites.

This student accommodation is near various parks, most notably St. Matthias Park and Castle Park, a three- and four-minute walk. Nearby dining spots include Slim Chickens, a three-minute walk, and Five Guys Bristol, a four-minute walk from the property. You could get all of your shopping necessities at Sainsbury's Local, Broadmead, a four-minute walk from the property, and at the convenience store, Localz Store, a seven-minute walk from the property. Yes. An advance rent payment is required to secure your booking and is deducted from your first rent instalment. The amount varies by property.

Cancellation Policy

Can a booking be cancelled shortly after it is made? 

Yes. A seven-day cooling-off period applies following the booking confirmation, as long as the keys have not been collected. During this time, a full refund of the deposit and advance rent is available. Specific rules may differ for tenancies located in Wales.


What happens if the cooling-off period has passed? 

The tenant is responsible for all rent payments unless a replacement student (who meets the provider's eligibility criteria) is found or a new lease is signed.


How do replacement tenants affect the contract?

If before the start date, the provider may choose to accept the replacement, re-list the room, or use a waiting list. The original tenant is released seven days after this occurs. However, if it’s after the start date, the tenant is released once the new occupant's lease begins. If the room is already moved into, a £50 cleaning and prep fee is deducted.

 

What if a first-year student misses their university grades? 

Under the "No Place No Pay" policy, first-year students can be released if they fail to meet entry requirements or if they switch universities after exceeding their grades. Formal proof (UCAS confirmation or a rejection letter) must be provided within seven days of result publication to receive a full refund.
