A £50 holding deposit is required during the application process. This is not an extra fee; it is applied as a credit toward the first rent payment.

When does the contract become a legal commitment? 

The resident and guarantor are fully committed to all rental payments as soon as the landlord countersigns the Tenancy Agreement.

What are the payment requirements if a guarantor is not provided? 

The full rent for the entire duration of the tenancy must be paid in advance by August 1, 2026. Without this payment or a guarantor, the booking may be cancelled.

When is rent due, and is it tied to student loan dates? 

The first instalment is due August 1, 2026, with subsequent dates listed in the contract. Rent is a contractual debt that must be paid on time, regardless of when student financial aid or bursaries are deposited.

Is it possible to pay rent monthly? 

Monthly payment plans are exclusively available to those who receive their funding via monthly bursaries. Residents should contact the management team to arrange this.

Can a booking be cancelled before the contract is finalised? 

Yes. If the Tenancy Agreement has not yet been countersigned by the landlord, the booking can be withdrawn, and the holding deposit will be returned.

What is the "Cooling-Off" period for remote bookings? 

Applicants who book via phone or online without a viewing have 72 hours to cancel (shortened to 24 hours for bookings made from August 1, 2026). This must be done via email with the subject "Cooling Off Period Cancellation" before moving in. Refunds take approximately 10 working days.

What if a student visa is denied or university entry grades are not met? 

If these specific academic or legal barriers occur before the tenancy starts, the booking can be cancelled and the deposit refunded, provided evidence is submitted within 72 hours. If these issues arise after the start date, rent remains due until management confirms a release.

Under what conditions can an active tenancy be ended early? 

Residents may terminate their lease if they withdraw from their course, are excluded, or face a medical suspension of studies exceeding 60 days. This requires four weeks' notice and institutional proof.

What happens if a resident wants to leave for other reasons? 

If the criteria for academic or medical withdrawal are not met, the resident must source a replacement tenant. Financial responsibility for the rent only ends once the new tenant signs their agreement and clears any owed money.
