How is the reservation officially secured? 

The booking is locked in once the resident and their guarantor sign the tenancy agreement and the landlord countersigns it, creating a binding financial commitment.

What if a resident does not have a guarantor? 

Those without a guarantor must pay their total rent for the year upfront by August 1, 2026. If this payment isn't made, the booking may be cancelled.

When is rent due, and does it align with student loans? 

The first payment is due August 1, 2026. Rent is a fixed contractual obligation and does not depend on when student finance or bursary payments are released to the student.

Are there alternative payment schedules? 

For residents who receive their funding via monthly bursaries, a monthly payment plan can be requested by reaching out to the management team.

Can a booking be cancelled immediately after making it? 

Yes. If the agreement hasn't been countersigned, it can be cancelled freely. If it has been signed but was booked remotely without a viewing, a "cooling-off" period of 72 hours applies (this drops to 24 hours starting August 1, 2026). This is only valid if the resident has not moved in.

What happens if a student fails to get their grades or a visa? 

Cancellations are permitted after the cooling-off period if the resident provides proof of visa refusal or academic failure. This evidence must be submitted within 72 hours of being received. If the tenancy has already started, rent is still owed until the evidence is processed and the release is approved.

Is it possible to end the tenancy early if studies are interrupted?

Yes, if a resident withdraws, is excluded, or is absent for more than 60 days due to medical reasons (with university approval). A four-week written notice and official documentation are required to finalise this.

Can a resident leave for other reasons? 

If the specific academic or medical criteria aren't met, the only way to end the tenancy early is to find an acceptable replacement tenant. The original resident is responsible for the rent until the new occupant completes their paperwork and the account is settled.
