Payment & Cancellation
Payment Terms
Booking Deposit
You must pay £150 at the time of booking. Once the tenancy commences, the holding deposit converts into a security deposit.
Security Deposit
The holding deposit converts into a refundable security deposit once the tenancy begins. The deposit is registered with:
- Tenancy Deposit Scheme (TDS) (England & Wales)
At the end of the tenancy:
- A final inspection will be conducted.
- Deductions (if any) will be discussed.
- The deposit will be refunded within 10 working days, provided there are no outstanding arrears or damages to the room or communal areas.
Pay In Instalment
Flexible payment options are available:
- Full payment (1 instalment), or
- 4 instalments.
Payment details, including amounts and due dates, are provided in the booking confirmation email. Students opting for 4 instalments are required to have a qualified UK guarantor.
Mode Of Payment
Accepted payment methods include:
- Recurring Card Payment
- Direct Debit
- Bank Transfer
Payments can be made via the resident portal. If you wish to change your payment method, you must contact the accommodation team. Cash and cheques are not accepted.
Guarantor Requirement
A guarantor is required only if you choose to pay in instalments. A guarantor must:
- Be 18 years or older
- Accept financial responsibility if the student fails to pay rent
If you cannot provide a UK guarantor, a third-party service (Housing Hand) can act as your guarantor. A guarantor is not required if you pay the full annual rent in advance.
Cancellation Policy
Unless the context otherwise requires, words and expressions defined in your Common Law Tenancy Agreement shall have the same meanings in this cancellation policy.
Cooling-Off Period
You may cancel at any time within the period of fourteen (14) days of the date on which you sign your first tenancy agreement for the 2026/27 Academic Year or Semester.
Cancellation During Cooling-Off Period
During the cancellation period, you may cancel your tenancy by giving notice in writing or by e-mail to the manager at the property, and will receive a refund of your advance rent payment.
Cancelling Outside the Cooling-Off Period
You may request to cancel your tenancy, but you will remain liable for the rent until a suitable replacement tenant has been secured.
Visa Rejection Cancellation
If you are not awarded a visa, you may cancel your tenancy by submitting a request within 3 days of your visa rejection letter and providing a copy of the rejection letter.
University Rejection Cancellation
If you do not obtain a place at your chosen university, you may cancel your tenancy by submitting a request before 22nd August 2026 and providing a copy of your rejection letter.
Anti-Money Laundering Checks
All bookings are subject to Anti-Money Laundering (AML) checks; if a booking fails these checks, we reserve the right to cancel the booking and refund any payments made.
Termination on Tenant's Death
The tenancy terminates automatically on the death of the Tenant.
