Students without a UK-based guarantor must pay the full tenancy amount upfront.
Students with a UK-based guarantor may pay in instalments.

Cancellation Policy
This policy sets out when Find Digs Student Accommodation may allow early termination of a tenancy and the required process.
1. Requesting Cancellation
You must inform Find Digs as soon as possible if you wish to cancel. If you have already moved in, you must first contact the on-site reception team.
2. Grounds for Early Termination
Early termination may be allowed (not limited to) the following cases: not achieving required university entry grades, illness or condition preventing independent living, UK visa refusal, or withdrawal from university.
3. Evidence Requirement
You must provide valid supporting evidence (e.g., medical letter, university withdrawal proof, visa refusal letter). The cancellation process will not proceed without it.
4. Replacement Tenant Requirement
You must find a replacement tenant. They must be introduced to Find Digs, and both Find Digs and the landlord will make the final decision on acceptance. Only full-time or part-time students are eligible; non-students are not allowed.
5. Approval Process
If a replacement tenant is approved, a Deposit Return Form will be issued. The process continues only after the completed form is returned.
6. Refunds and Fees
After approval and form submission, the deposit and any excess rent will be refunded within 10 working days. A £250 cancellation fee (from September 2025) will be deducted from the deposit.
