Do I need to pay a deposit to secure my room?

Yes. To secure your booking, you’ll need to pay a holding deposit:

  • £99 at Luna Medici

  • £250 at all other LUNA properties

This deposit is protected by MyDeposits, a government-approved tenancy deposit scheme. It is kept safe throughout your tenancy and is usually refunded at the end, provided there is no damage or outstanding charges.


When do I need to pay my rent?

Rent is usually paid in advance according to your selected payment plan. LUNA offers flexible options depending on availability and property.


What payment options are available?

You can choose from different payment plans during booking:

  • Full payment upfront

  • Four instalments (typically aligned with student loan dates)

  • Monthly payments (available at selected residences)

All available options will be shown when you book your room.


Do instalment or monthly payments require a guarantor?

Yes, in most cases.

If you choose instalment or monthly payment plans, you may be required to provide a guarantor.

What payment methods do you accept?

For Academic Years 2025–2026 and 2026–2027, accepted payment methods include:

What is a guarantor and do I need one?

A guarantor is a financially stable UK-based adult (18+) who agrees to pay your rent if you are unable to. They must provide valid ID and proof of income.

If you do not have a UK guarantor, you can use approved services.


Can international students pay without a UK guarantor?

Yes. International students can still book a room by using a third-party guarantor service.

Cancellation Policy

Cancellation Policy

Can I cancel my booking after I’ve paid the deposit?

Yes, but only if you are still within your Cooling Off Period. Your booking is only confirmed once the deposit is paid, and you can cancel within the eligible timeframe depending on when you booked.


What is the Cooling Off Period?

The Cooling Off Period is the time you have to cancel your booking with a full refund before your tenancy begins:

  • Standard bookings: 14 days from your Booking Confirmation email

  • Bookings on/after 1 August (for September start): 3 days

  • Bookings on/after 12 August: 24 hours

If you cancel within this period, you’ll receive a full refund of your deposit and any advance rent paid.


How do I cancel during the Cooling Off Period?

You simply need to send an email. Once processed, your booking will be cancelled and your payments refunded.

What happens after the Cooling Off Period ends?

After the Cooling Off Period ends, your tenancy becomes legally binding. This means:

  • You are responsible for the full rent for the tenancy period

  • Your deposit is protected but cannot be used for rent

  • Cancellation is no longer automatic or guaranteed


Can I cancel after the Cooling Off Period?

You may only be allowed to cancel if you have valid supporting evidence, such as:

  • Visa refusal

  • University rejection or not meeting entry requirements

  • Course cancellation or deferral

  • Withdrawal from university

  • Eviction from university

  • Extenuating personal circumstances

You must email your Property Team within 7 days and provide official documentation.


What if I just change my mind?

If you decide not to live in the accommodation for personal reasons (e.g. found another place, commuting, online classes), cancellation is not permitted.

In this case, you must find a replacement tenant who:

  • Is a full-time student in the UK

  • Meets property requirements

  • Signs a contract for the remaining tenancy

  • Pays required rent before moving in

Once the replacement tenant moves in, you will be released from your contract.


Will I still have to pay rent if I leave early?

Yes. If your cancellation is approved after your tenancy starts, you are responsible for rent up to the date you vacate, return keys, and provide required proof (whichever is later).


How do I request cancellation after the Cooling Off Period?

Send an email with:

  • Reason for cancellation

  • Proposed move-out date

  • New address

Your request will be reviewed on a case-by-case basis, and you remain liable for rent until a decision is made.
