You can choose between an en-suite room in a shared apartment or a studio if you prefer privacy. Rooms vary in size depending on their type: Classic, Standard, Premium, etc. All rooms at Pavilion Point come with a private en-suite bathroom, a small double bed, plenty of workspaces, and loads of storage. En-Suite rooms have access to a kitchen and living space that they share with 7-8 other flatmates, while Studios have the perk of their own private mini-kitchen. 

Gender separation can be arranged depending on availability.

How is a booking secured?

By signing the tenancy agreement (tenant + guarantor if applicable).

It becomes legally binding once the landlord countersigns, making all payments fully due.

Can I book without a guarantor?

Yes, by paying full rent in advance.

  • Deadline: 1 August 2026
  • Otherwise, booking may be cancelled.

What are the signing deadlines?

  • Standard: 5 days to sign
  • After 1 August 2026: 2 days

If not signed in time, booking may be cancelled immediately with no penalty to landlord.

What happens after signing?

Once countersigned, rent must be paid in full even if you don’t move in or leave early (except where contract exceptions apply).

When is rent due?

  • First instalment: 1 August 2026
  • Others: as per tenancy agreement

Rent is not dependent on student finance or bursaries.

Can I pay monthly?

Yes, if approved and arranged in advance (for monthly bursary holders).

Can I cancel before signing?

Yes, you may cancel before the tenancy agreement is countersigned with no liability.

Is there a cooling-off period?

Yes (if booked online/phone and not viewed or moved in).

  • 72 hours after booking (24 hours from 1 Aug 2026)
  • Cancel within the period to qualify
  • Refunds processed within 10 working days

Can I cancel before tenancy starts after the cooling-off period?

Only in specific cases:

  • Visa refusal
  • Failure to meet entry or continuation grades

Rules:

  • Evidence required within 72 hours of decision
  • Rent is due until both:
    • Evidence is received, and
    • Release is formally confirmed

Can I end early if my student status changes?

Yes, if you:

  • Withdraw, are excluded, or refused admission
  • Are absent >60 days due to illness with approved suspension

Requirements:

  • 4 weeks’ notice
  • Evidence from institution
  • Must move out on stated date

Are other cancellations allowed?

No. Only the stated conditions apply.

Can I leave early with a replacement tenant?

Yes, if approved.

  • Replacement must sign new agreement (market rent may apply)
  • Your account must be fully clear
  • You remain liable until replacement signs and pays
  • Then liability transfers fully to replacement
