How much is the security deposit?
A security deposit equivalent to four weeks’ accommodation is required. Two weeks’ rent is paid as a deposit when the booking is signed, with an additional two weeks’ rent payable on arrival, along with a $100 fee.

When do I pay my deposit?
Two weeks’ rent is payable as a deposit when you sign your booking agreement to secure your room. A further two weeks’ rent is payable on arrival.

Is the security deposit refundable?
Yes. The security deposit is fully refundable at the end of your stay, provided there are no outstanding charges or deductions. The deposit is not rent and cannot be used towards rent payments.

How often do I need to pay my rent?
Rent is paid in advance, with weekly payments being the minimum. Depending on the available arrangement, you can choose to pay weekly, fortnightly, or every four weeks.

How can I pay my rent?
Rent can be paid by bank transfer, EFTPOS, PayPal, or credit card.

Do I need a guarantor to book the accommodation?
No. A guarantor is not required for this accommodation.

Are there any additional fees I should know about?
Additional charges may apply depending on the services you use or any costs incurred during your stay. These can include an optional $100 linen pack, $75–$150 room cleaning on vacating, $50 common-area cleaning, and a $10 per day late rent fee. Lost keys or access cards, property damage, and additional cleaning required because the expected cleanliness standard has not been maintained may also incur charges.

What happens if I pay my rent late?
A $10 per day late fee applies to overdue rent.

Will I be charged for cleaning when I leave?
A room cleaning charge of $75–$150 may apply when you vacate. A $50 additional cleaning fee may also be charged if management determines that the required cleanliness standard has not been maintained. A $50 common-area cleaning fee may apply where relevant.

Is linen provided?
An optional linen pack costs $100. Check the specific booking terms to confirm what is included with your room.

What happens if I lose my key or access card?
You will be responsible for the cost of replacing a lost key or access card.

What happens if I damage the property?
You may be charged the cost of repairing any property damage attributable to you.

Can I cancel my booking if my student visa is refused or cancelled?
Yes. If your visa is refused or cancelled before arrival, you may be eligible for a 100% refund of your deposit. Written evidence of the visa refusal or cancellation is required.

Can I cancel my booking if I change my mind before arrival?
Change-of-mind cancellations are subject to the property’s cancellation terms. If you cancel four or more weeks before arrival, the deposit is non-refundable. Cancellations made two to four weeks before arrival may be eligible for a refund of up to 50% of the deposit, assessed on a case-by-case basis.

What happens if I cannot travel because of travel restrictions?
If government-imposed travel restrictions prevent you from travelling, contact the team and provide supporting documentation. Your request will be reviewed with the property, and any cancellation or contract amendment will depend on the property’s decision and your booking terms.

Can I cancel if my university cancels or changes my course?
Yes, you can contact the team with supporting university documentation. The request will be reviewed with the property on a case-by-case basis, and the outcome will depend on the property’s assessment and your booking terms.

What happens if I defer my studies?
If you defer your studies, contact the team and provide your updated university documentation. The property can then review your request for a cancellation or contract amendment. Any outcome is subject to the property’s review and applicable booking terms.

Can I leave my accommodation before my contract ends?
Early departure requests are subject to the property’s terms. More than eight weeks before the agreed end date, the full deposit is forfeited. For departures less than four weeks before the end date, requests are assessed case-by-case, and typically 50% of the deposit is retained.

How much notice do I need to give if I want to leave early?
Students must provide two weeks’ written notice to end or extend their stay. Rent remains payable throughout the full two-week notice period.

Can the property cancel my accommodation agreement?
Yes. The property may terminate the licence immediately in cases involving a serious breach of the house rules.

What if I have another reason for cancelling my booking?
Cancellation requests that do not fall under the stated circumstances will be considered according to the property’s applicable booking terms. Contact the team as early as possible so they can review your circumstances with the property.
