Cancellation Policy
Cooling-Off Period
Upon the countersigning of the tenancy agreement, a five-day cancellation window applies, provided the resident has not yet moved into the property. For any agreements finalised on or after August 1st, this window is reduced to two days.
To exercise this right, a written notice must be submitted to the residence team within the specified timeframe. Valid cancellations will result in a refund of the Advanced Rent within 28 days. This period is void once services have commenced or if the booking occurs after the contract's official start date.
Failed Grades and Visa Refusals
Cancellations outside the cooling-off period are permitted if a student fails to secure a university place or a required visa. The resident must provide written notice along with supporting evidence (such as a UCAS notification) within 72 hours of receiving the results.
Upon verification, the cancellation will be processed, and all payments, including Advanced Rent, will be refunded within 28 days.
Replacement Tenants
Alternatively, a contract may be terminated if a suitable replacement tenant is found to take over the remaining term. This option is only available if the current resident’s account is not in arrears.
The replacement must be a new resident, not an existing tenant of the provider. The original resident remains responsible for all rent until the new tenant’s move-in date. Any overpayments will be refunded once the replacement has signed the agreement and all arrears are cleared.
