What is required to secure a booking?
A £150 holding deposit is required when the application is completed. It is credited toward the first rent instalment and shown as “Holding Deposit” in the payment portal.

When does it become binding?
Once the Tenancy Agreement is signed by the tenant (and guarantor if applicable) and countersigned by the landlord, all parties are legally committed to the contract and all payments stated within it.

Can I book without a guarantor?
Yes. You can secure the booking by paying the full rent in advance.

When is full rent due without a guarantor?
Full rent must be paid by 1st August 2026. If not paid and no guarantor is provided, the booking may be cancelled.

How long do I have to sign the agreement?
After selecting accommodation, there is a 5-day period for the tenant and guarantor (if applicable) to sign. If booking after 1st August 2026, this reduces to 2 days.

When does it become legally binding?
After signing by all required parties and countersignature by the landlord, the agreement becomes legally binding.

What are the obligations after signing?
The tenant and guarantor must pay the full rent for the tenancy period, even if the tenant does not move in or leaves early, subject to certain exceptions.

What if it is not signed in time?
The booking may be cancelled immediately without penalty if not signed within the required timeframe.

Is the booking final before signing?
No. All arrangements are subject to contract.

When is rent due?
The first instalment is due on 1st August 2026. Further instalments are due on the dates set in the Tenancy Agreement.

Is rent linked to student funding?
No. Rent is a contractual obligation and is not dependent on student finance or bursary payment timing.

Can rent be paid monthly?
Monthly instalments may be available if the tenant receives a monthly bursary and requests approval through the relevant accommodation team.

Cancel before countersigning?

Yes, full holding deposit refund.

Cooling-off period?

Yes (if not viewed in person):

• 72 hours (24 hours from 1 Aug 2026)
• Must not have moved in
• Refund within 10 working days

Cancel after cooling-off (before start date)?

Only if:

• Visa refused
• Entry or progression grades not met

Conditions:

• Provide evidence within 72 hours
• Holding deposit refunded
• If after start date → rent due until release is confirmed

End tenancy early (student status change)?

Allowed if:

• Withdrawn, excluded, refused admission, or long-term illness (60+ days with suspension)

Requirements:

• 4 weeks’ notice
• Evidence + move out as stated

Any other cancellations?

No.

Leave early for other reasons?

Only with a landlord-approved replacement tenant:

• Rent must be fully paid up to leaving date
• New tenant signs new agreement (rent may change)
• You remain liable until replacement takes over or tenancy ends
