How do I secure my booking?
To secure your booking, both the tenant and guarantor must sign the tenancy agreement. Once it has been countersigned by the landlord, the contract becomes legally binding and all parties are fully committed to the payments stated.

Do I need a guarantor to book accommodation?
Yes, unless you choose to pay your full rent upfront. A guarantor is required to support your tenancy and must meet the eligibility criteria outlined in the agreement.

Can I book without a guarantor?
Yes. If you cannot provide a guarantor, you can still secure your booking by paying the full rent for the tenancy period in advance.

When is the full rent payment due if I don’t have a guarantor?
The full rent payment must be received by 1st August 2026. If payment is not made and no guarantor is provided, your booking may be cancelled.

How long do I have to sign the tenancy agreement?
You and your guarantor have five days to sign the tenancy agreement once the accommodation is selected. If booking on or after 1st August 2026, this reduces to two days.

What happens after the tenancy agreement is signed?
Once signed by both parties, the agreement is countersigned by the landlord and becomes legally binding. You are then responsible for paying the full rent, even if you do not move in or leave early.

Can my booking be cancelled if I don’t sign the agreement?
Yes. If the agreement is not signed within the required timeframe, the booking may be cancelled without penalty.

Can the landlord refuse or cancel my booking?
Yes. The landlord reserves the right to refuse or cancel a booking at their discretion. If this happens, any payments made will be refunded in full.

What is included in my rent?
Your rent includes:

Are rent payments affected by student finance or bursaries?
No. Rent is a contractual obligation and must be paid according to the schedule, regardless of student finance or bursary payment timings.

When are rent payments due?
The first instalment is due on 1st August 2026. After that, monthly instalments are due on the 9th of each month from October onwards, as stated in your tenancy agreement.

Can I cancel my booking after the cooling-off period?
After the cooling-off period, cancellations are only allowed before your tenancy start date in specific exceptional circumstances.

What are valid reasons for cancellation under exceptional circumstances?
You may cancel if:

  • You are unable to obtain a visa to enter the UK
  • You do not receive the required grades for your chosen university
  • You do not achieve the grades needed to continue your studies

Do I need to provide proof for my cancellation request?
Yes. You must submit supporting evidence (such as a UCAS decision or visa refusal letter) to the Residents’ Team within 72 hours of receiving it.

What happens if I receive my decision after my tenancy has started?
You will remain responsible for rent until you provide the required evidence and your cancellation has been officially confirmed and approved.

Can I cancel for any other reasons before or during my tenancy?
No. Other cancellation requests are not accepted before or during the tenancy outside of the listed exceptional circumstances.

Can I leave my accommodation early?
Yes. You can end your agreement early by finding a suitable replacement occupier approved by the landlord.

What happens if I find someone to replace me?
The replacement occupier will sign a new agreement and take over responsibility for the room, including rent and obligations.

Will the rent stay the same for the replacement tenant?
Not necessarily. The new agreement may be set at the current market rate.

Are there conditions before I can be released from my contract?
Yes. Before a replacement can be accepted:

  • Your rent account must be fully up to date
  • Any rent owed up to your leaving date must be paid

Am I still responsible for rent after finding a replacement?
Yes, until the new occupier has signed the agreement, paid, and officially taken over, you remain responsible for rent until your original tenancy end date.
