Payment Terms
Is an advance rent payment required?
Yes. For both the 2025–26 and 2026–27 academic years, an advance rent payment of £250 must be paid within 7 days of making the booking.

Full Payment
The full rent amount must be paid by 1 September 2025.
4 Instalments
£500 due on 1 September 2025.
The remaining balance is due on:

Payments begin on 1 September 2025 and continue until 1 July 2026.
The remaining annual rent is divided equally across the monthly payments.
Is the monthly payment option available for all tenancy lengths?
The monthly payment option is available for both 44-week and 51-week tenancies.
Are international guarantors accepted?
Yes, international guarantors are accepted for both the 2025–26 and 2026–27 academic years.
Are there any charges that are not included in the rent?
Yes,
A TV licence fee is required and is not included in the rental amount.
Dual occupancy is available only in Ultimate Studios and Deluxe Studios and costs an additional £10 per person per week.
Cancellation Policy
Is there a cancellation fee?
Yes. A £15 non-refundable administration fee applies to approved cancellations and is deducted from any refund. This fee does not apply if a tenancy takeover is successfully completed.
Can I cancel during the cooling-off period?
Yes,
14 days from accepting the tenancy agreement if accepted before 1 August 2026.
3 days if accepted on or after 1 August 2026.
Refunds include any advance rent and payments made, less the £15 fee.
What happens if I check in during the cooling-off period?
The cooling-off period ends immediately when you collect your keys.
Can I cancel after the cooling-off period?
Possibly. Requests require supporting evidence, are assessed individually, and approved cancellations are subject to the £15 fee.
Can I cancel if I cannot attend university?
Yes, with satisfactory evidence, including the following:
Failure to meet entry grades.
Failure to obtain a required visa.
Cancellation of a required pre-sessional English course.
Deferral from 2026/27 to 2027/28.
You remain liable for rent until approval. If approved, any advance rent paid may be refunded less unpaid rent, damages, and the £15 fee.
Can I cancel if I am evicted from or withdraw from the university?
Possibly. Approval is discretionary and requires university evidence. Rent remains payable until a decision is made. If approved, any advance rent paid may be refunded less unpaid rent, damages, and the £15 fee.
What if I want to cancel for personal reasons?
For reasons such as a change of mind, alternative accommodation, a placement/exchange programme, a single-semester course, online teaching, or commuting, you must arrange a tenancy takeover.
What are the tenancy takeover requirements?
Must be completed by 31 May 2027.
Replacement must be an eligible student, meet accommodation requirements, sign for the full tenancy term, and pay the required advance rent.
Existing residents and students already booked for 2026/27 cannot replace you.
You must have no rent arrears.
A £50 non-refundable tenancy takeover fee applies.
When am I released from the tenancy?
Only after the replacement student has signed the tenancy agreement, paid the required advance rent, and completed their cooling-off period can the takeover be confirmed. Until then, you remain liable for rent and associated costs.
