Cancellation Policy

Cancellation Policy

  • £250 holding fee is always non-refundable.

  • Visa refusal cancellations are allowed before check-in with full refund minus £250, but closer to check-in you may also lose up to 4 weeks’ rent. After check-in, cancellation rules vary: either heavily restricted with additional charges or not allowed at all depending on the version, with strict cut-offs around key collection or 2 October 2026.

  • Change-of-mind cancellations are only allowed on or before 31 May 2026 and result in loss of £250 plus 10% of total rent.

  • After 31 May 2026, personal cancellations are not accepted, though a replacement tenant may sometimes be offered.

  • Overall: earlier cancellation = lower cost; later cancellation = higher charges or no refund.
