How much is the booking deposit?
You must pay a booking deposit equal to 1 week’s rent.


Can I get my booking deposit refunded?
Yes. If you cancel within 7 days of booking, your booking deposit will be refunded.


Do I need a guarantor?
No. A guarantor is not required to book this property.


What payment options are available?
You can choose between:

  • Full payment option: 2% advance rent on booking + 98% by 4th August
  • 4-instalment option: 2% on booking, 12% (4th August), 35% (6th October), 35% (6th January), 16% (6th April)


Do these payment plans apply to all tenancy lengths?
Yes. The payment schedule applies to both 44-week and 51-week tenancies.


What payment methods are accepted?
Payments can be made via credit card, debit card, or bank transfer.


Are there any additional charges?
Yes. Additional charges may be added to your rental payment.

Cancellation Policy

Cancellation Policy

Can I cancel my booking if my UK visa is refused?
Yes. You may cancel your booking under the “No Visa No Pay” policy if your UK visa application is denied, subject to providing valid supporting evidence to reasonable satisfaction.


Can I cancel if I don’t meet my university entry requirements?
Yes. Under the “No Place No Pay” policy, you may cancel if you do not obtain the required qualifications for your first-choice university, subject to valid proof being provided.


Is there a cooling-off period?
Yes. You may cancel within 7 days of making the reservation to receive a full refund of the booking fee.


What happens if I cancel after the cooling-off period but before signing the license agreement?
If the cooling-off period has passed and you have not entered into the License Agreement, the booking fee will be retained.


Can I cancel after signing the License Agreement?
Yes, but only under specific conditions:

  • Cancellation must be made before 1 August, or at least 28 days before the License Start Date (if the start date is not in September)
  • You must notify cancellation within 7 days of paying the booking fee
  • You must not have collected the keys
  • Valid cancellation reason must be provided


Can I cancel if I defer my university entry?
Yes. You may cancel if you are deferring your studies, subject to providing valid supporting proof.


Can I leave my tenancy early after moving in?
Yes. You can only leave early if you find a replacement student who takes over your License Agreement for the remaining term.


Can I choose my room location or preferences?
Yes. You may request a specific room or location, but allocation depends on availability and cannot be guaranteed.


When will I receive check-in information?
You will receive check-in instructions approximately 2-4 weeks before arrival, including how to select a check-in time slot and complete the required steps.


Can I request early check-in?
Yes. Early check-in requests are subject to availability and room readiness, and additional charges may apply.

Can I book if I’m under 18?

We generally accept bookings from students who are 18 or older. However, if you are under 18 but will turn 18 during the academic year, we encourage you to reach out to our bookings team. We’re happy to discuss your options and guide you through the process to ensure everything is in order. Your comfort and peace of mind are our priorities!

Can I bring a TV?

Yes, you’re welcome to bring a TV to your room! While you can’t mount it on the wall, it will need to be free-standing. No need to worry about the TV licence—we’ve got you covered! We’ll provide your UK TV licence so you can enjoy watching or recording programmes on your TV, computer, or other devices as they’re broadcast live.
