Can I cancel my booking after signing the tenancy agreement?
Once you have signed your tenancy agreement, you are legally responsible for the rent for the full tenancy period. If you wish to leave early, you will need approval from the accommodation provider and must follow their replacement tenant process.


What happens if I want to leave before my tenancy ends?
You may request an early termination of your tenancy. To begin the process, you must pay an early departure fee equivalent to one week's rent. This fee covers the costs of advertising the room, arranging viewings, administration, reference checks, and preparing new tenancy documents.


Do I need to find a replacement tenant?
You can either find a replacement tenant yourself or allow the accommodation provider to advertise the room on your behalf. Any replacement tenant must meet the property's eligibility requirements, including being in their 20s.


Am I responsible for rent until a replacement tenant is found?
Yes. You will remain responsible for paying rent and meeting your tenancy obligations until a suitable replacement tenant has signed an agreement and moved into the property.


What does the early departure fee cover?
The early departure fee covers reasonable costs associated with re-letting the room, including:

  • Advertising the vacancy

  • Conducting viewings

  • Administration and reference checks

  • Preparing tenancy documentation


Can I stop paying rent once I move out?
No. Moving out does not end your tenancy agreement. Rent remains payable until a replacement tenant takes over the tenancy or your fixed-term agreement ends.


Do you offer a 'No Visa, No Pay' policy?
No. Students are advised not to book accommodation until their visa has been confirmed.


Do you offer a 'No Place, No Stay' policy?
No. Students are advised not to book accommodation until they have received confirmation of their place of study.


Can a fixed-term tenancy be ended early by agreement?
Yes. A fixed-term tenancy can be ended early if both the landlord and all tenants agree. Any agreement should be made in writing, and all parties should keep a copy for their records.


Will I receive a refund if I cancel my tenancy early?
Any refund will depend on the terms agreed between you and the accommodation provider. In most cases, you remain liable for rent until a replacement tenant is secured and takes over the tenancy.
