Payment & Cancellation
Payment Terms
52-week rate requires 3 months’ rent upfront, then monthly payments maintaining 3 months’ rent in advance; otherwise, the 42-week rate applies.
Pay $700 ($500 partial deposit + $200 non-refundable administration fee) within 72 hours of booking confirmation.
Cancellation Policy
Early termination: Advance rent and deposit are non-refundable unless management approves a suitable replacement who moves in on time, triggering full refunds. Commission is paid once only.
No replacement found by student: Management makes reasonable efforts to find one. The student remains liable for rent until replacement move-in; advance rent covers this period; any remaining advance rent is refunded, but the deposit is non-refundable.
Standard cancellation: $500 deposit refundable if notice is given at least 3 weeks before arrival; $200 administration fee is non-refundable.
Visa refusal: An email notice with the official INZ refusal email is required within 24 hours of receiving the refusal; a $500 deposit is refunded, with no additional cancellation penalties.
Within 7 days before contract start: One week’s rent deducted from the $500 deposit; remaining payments refunded.
After contract start: At least 2 weeks’ rent in advance and the full security deposit are due by move-in. Rent charges stop from the date of notification after the official refusal notice is received; the security deposit is non-refundable, and the remaining prepaid rent is refunded.
