Payment Terms
What is the purpose of the holding deposit?
A £150 deposit is required during application to secure the booking. This sum is not an extra fee; it is credited toward the resident's first rent payment.
When does the agreement become legally binding?
The contract is fully binding for both the resident and the guarantor once the Tenancy Agreement has been countersigned by the landlord.
Is there an option for those without a guarantor?
Yes. Residents without a guarantor may secure their booking by paying the full rent for the entire term upfront by August 1, 2026.
When must rent be paid?
The first instalment is due on August 1, 2026. The following payments must be made on the dates specified in the contract.
Does the payment schedule align with Student Finance?
No. Rent payments are a legal obligation and must be paid on time regardless of when student loans or bursaries are received.
Are monthly payment options available?
Residents receiving monthly bursaries may contact the management team to request an alternative monthly payment plan.
Cancellation Policy
Can a booking be cancelled if the contract hasn't been finalised?
Yes. If the landlord has not yet countersigned the Tenancy Agreement, the booking can be cancelled, and the holding deposit will be returned in full.
What is the "Cooling Off" period for remote bookings?
Residents who book without seeing the property in person have 72 hours to cancel. Note that for bookings made on or after August 1, 2026, this window is reduced to 24 hours. This only applies if the resident has not moved in.
How is a cooling-off cancellation processed?
An email must be sent with the subject "Cooling Off Period Cancellation." Approved refunds are issued within 10 working days.
What happens if a student visa is denied or university grades are missed?
The agreement can be cancelled before the start date if official evidence (e.g., a visa refusal letter) is provided within 72 hours of receipt. If this occurs after the tenancy start date, rent is owed until the evidence is submitted and the release is authorised.
Can the lease be ended early if a student leaves their course?
Yes. If a resident withdraws, is excluded, or is absent for 60+ days due to illness (with university approval), the lease can be ended by providing four weeks' notice and the required institutional evidence.
What if a resident wants to leave for reasons not listed above?
The resident must find a replacement tenant who is acceptable to the landlord. The original resident is responsible for all rent until the new tenant signs their agreement and pays the required funds.
