Is an advance payment required to secure my booking?

Yes. For the 2026/27 academic year, an advance payment of up to one week's licence fee is required when making your booking.

When is my first payment due?

All students must pay their first instalment by 1 July 2026.


Can I pay in monthly instalments?

Yes. Monthly instalment plans are available for eligible students.

Do I need a guarantor?

Guarantor requirements depend on your student status:

What happens if I miss a payment?

Cancellation Policy

Can I cancel my booking after signing my tenancy agreement?

Yes, but the options available depend on when you cancel and your circumstances. Once you sign your tenancy agreement, it becomes legally binding, and you may be responsible for the full rent unless you qualify for a permitted cancellation reason or find a replacement tenant.


Is there a cooling-off period?

Yes.

Bookings made before 1 August 2026

  • You can cancel within 7 days of signing your tenancy agreement.

  • You'll receive a full refund of any deposit or advance rent paid.

Bookings made on or after 1 August 2026

  • You can cancel within 24 hours of signing your tenancy agreement.

  • You'll receive a full refund of any deposit paid.

Refunds are usually processed within 30 days and returned to the account used to make the payment.


How do I cancel during the cooling-off period?

You must send an email. The cancellation request must be sent from the email address associated with your tenancy agreement.


Does the cooling-off period end if I move in early?

Yes. If you collect your keys or check in during the cooling-off period, the cooling-off period ends immediately.


Can I cancel after the cooling-off period but before moving in?

You may be able to cancel if you meet one of the approved cancellation reasons and provide supporting evidence.


What are the approved reasons for cancellation?

You may be eligible to cancel if:

  • You did not achieve the grades required to attend your chosen university (No Place No Pay).

  • Your student visa application was refused (No Visa No Pay).

  • Your required pre-sessional English course was cancelled.

  • Your university has deferred your place to the 2027/28 academic year.

  • You have chosen to attend a university in a city where the accommodation provider does not operate.


What evidence will I need to provide?

You must email official written evidence showing the reason for cancellation. Examples include:

  • UCAS confirmation or university correspondence.

  • Visa refusal documentation.

  • University deferral letters.

  • Course cancellation notices.

All documents must clearly show your full name and the relevant details supporting your request.


Will I receive a refund if my cancellation is approved?

If your cancellation is approved after the cooling-off period but before moving in:

  • Your deposit will be refunded.

  • Any advance rent already paid is non-refundable.


What happens if I do not check in?

If you fail to check in without an approved cancellation, you will remain responsible for all rent and charges under your tenancy agreement.


Can I cancel after moving into the accommodation?

Tenancy releases after moving in are only considered in exceptional circumstances.


What counts as exceptional circumstances?

You may be considered for a tenancy release if:

  • You have withdrawn from your university for medical reasons.

  • You provide an official university withdrawal letter.

  • You provide medical evidence from a doctor or healthcare professional explaining the circumstances.


When will a tenancy release not be granted?

A tenancy release is unlikely to be approved if:

  • You remain enrolled at university.

  • You voluntarily leave your course for non-medical reasons.

  • You experience funding or student loan issues.

  • You fail to progress to the next academic year.

  • You are removed from your course for disciplinary reasons.


What happens if my tenancy release is approved after I've moved in?

If approved:

  • Your deposit will be refunded, subject to deductions for unpaid rent or damages.

  • Advance rent payments are non-refundable.

  • You remain responsible for any rent owed up to the approved cancellation date.


Can I appeal a tenancy release decision?

Once a final decision has been made, any appeal will be handled through the accommodation provider's formal appeals process.


What if I want to cancel for another reason?

If your reason is not covered by the approved cancellation grounds, you must find a suitable replacement tenant.


What is a replacement tenant?

A replacement tenant is another eligible student who agrees to take over your tenancy.

The replacement tenant must:

  • Be a student.

  • Meet any accommodation requirements (such as gender-specific flats).

  • Not already live in or have booked accommodation with the provider for the same academic year.


Is there a fee for a tenancy takeover?

Yes. A non-refundable administration fee of £200 applies.


When am I released from my tenancy?

You will remain responsible for rent payments until:

  • The replacement tenant signs their tenancy agreement.

  • Any applicable cooling-off period has expired.

  • The replacement tenant's tenancy has started.

Once these requirements have been met, you will be released from your tenancy.


Is there a deadline for finding a replacement tenant?

Yes. Replacement tenants must be arranged before 1 May 2027. After this date, tenancy takeovers are no longer permitted.


Will I get my deposit back after a tenancy takeover?

Yes, your deposit will be returned, subject to deductions for any unpaid rent, damages, or other outstanding charges.
