It offers Ensuites that come in five styles: Gold Ensuite, Silver Ensuite, Bronze Ensuite, Single Ensuite, and Economy Ensuite. They feature a double bed, an ensuite shower room, a study area, ample storage, and a shared kitchen and living. 


Gender separation can be arranged depending on availability.

How much is the Holding Deposit?

To secure your booking, a Holding Deposit of £250 is required when you complete your application. This amount is credited toward your first rent instalment and will appear on your payment portal as “Holding Deposit.”

Once your Tenancy Agreement is countersigned, you and your guarantor are fully committed to the contract and all payments outlined within it.

Do I need a guarantor to book accommodation?

Yes, most students are required to provide a guarantor who is over 18 and agrees to cover rent and any tenancy obligations if needed.
However, if you choose to pay the full rent upfront, a guarantor is not required.

Can I pay my rent upfront instead of using a guarantor?

Yes. If you do not provide a guarantor, you must pay the full rent for the tenancy period in advance.

  • Full payment is due by 1 August 2026
  • If payment is not received and no guarantor is provided, your booking may be cancelled

When is the first rent payment due?

The first rent instalment is due on 1 August 2026.
After that, payments follow the schedule outlined in your Tenancy Agreement.

Please note: rent is a contractual obligation and is not dependent on student finance, loans, or bursary payment timings.

Can I pay my rent in monthly instalments?

Yes. If you receive monthly accommodation funding (such as a bursary), you may request a monthly payment plan.
You should contact the Residents’ Team to arrange this.

What happens if I don’t sign my Tenancy Agreement in time?

You will have:

  • 5 days to sign the Tenancy Agreement (or 2 days after 1 August 2026)

If it is not signed by both you and your guarantor within this time, the booking may be cancelled without penalty.

Once signed and countersigned, the agreement becomes legally binding.

Can my booking be cancelled by the provider?

Yes. The accommodation provider reserves the right to cancel any booking at any stage before the Tenancy Agreement is countersigned, at their discretion and without giving a reason.

Who is eligible to book student accommodation?

You must be a full-time student, or expecting to become one, at a recognised higher or further education provider (a “Specified Educational Establishment”).
You may be asked to provide proof of enrolment.

If you fail to meet or maintain student status, your booking or tenancy may be cancelled.

What happens if my guarantor is rejected?

Guarantors must provide valid ID and proof of address. If documentation is insufficient or not accepted, the guarantor will be declined and you may need to provide an alternative guarantor or pay the full rent upfront.

Are there checks after signing the contract?

Yes. Sanctions screening is carried out for both tenant and guarantor to ensure compliance with UK law. If either party fails these checks, the booking will be cancelled.

Does my rent include bills?

Yes. Your rent includes:

  • Electricity
  • Hot water
  • Wi-Fi
  • Contents insurance

Additional services like laundry are available on-site and charged separately.

Can rent prices change after booking?

Advertised prices may change throughout the year, but your rent is fixed and secured once your booking and application are completed.

Can I cancel my booking before signing the Tenancy Agreement?

Yes. If you cancel before the Tenancy Agreement is countersigned, you will receive a full refund of your Holding Deposit.

Is there a cooling-off period after booking?

Yes. If you booked online or by phone without viewing the accommodation in person, you have a cooling-off period:

  • 72 hours after booking (or 24 hours from 1 August 2026)
  • You can cancel within this time as long as you have not moved in
  • To cancel, send an email with the subject line: “Cooling Off Period Cancellation”
  • Refunds are processed within 10 working days

Can I cancel after the cooling-off period?

Only in specific exceptional circumstances before your tenancy starts, such as:

  • Visa refusal
  • Not meeting university entry requirements
  • Not achieving required grades to continue studies

You must provide supporting evidence (e.g. UCAS or visa refusal) within 72 hours of receiving it. If approved, your Holding Deposit will be refunded.

What happens if my tenancy has already started?

If you submit evidence after your tenancy start date, you will still be responsible for rent until the date your evidence is received and your release is confirmed.

Can I end my tenancy early if my student status changes?

Yes, but only in specific cases such as:

  • Withdrawing from your course
  • Being excluded from your course
  • Being refused admission
  • Medical absence of more than 60 days with official university approval

You must:

  • Give at least 4 weeks’ written notice
  • Provide official supporting evidence
  • Vacate by your stated move-out date

Can I cancel for any other reason during my tenancy?

No. Other cancellation requests are not accepted during or after the tenancy unless they meet the conditions above.

Can someone take over my tenancy if I leave early?

Yes. You may find a replacement tenant if approved.

  • The new tenant must sign a new agreement
  • Your rent account must be fully up to date
  • You remain responsible for rent until the replacement is confirmed and moves in
  • The replacement tenant may pay current market rent rates

What do students need to bring when moving into Spring Mews?

Some of the things that are not provided by the property and therefore should be brought by students include a duvet, pillows, sheets, towels, and toiletries.

Can students personalise their rooms?

While sticking pictures or posters directly to the wall is not allowed, students can still hang their personal items on the provided noticeboard and help themselves feel at home.
