The Grafton by Dwell UK is a student housing in Manchester that offers Apartments. The rooms in these apartments come in three styles: Gold Non-Ensuite, Silver Non-Ensuite, and Bronze Non-Ensuite. They feature a small double bed, a shared bathroom, a shared kitchen, and balcony access.

On weekends, enjoy your time off-campus and have a night out with your friends; you may watch the latest box office movies at the Odeon movie theatre or maybe be a tourist for the day and visit the Manchester Museum where you can learn all about the local and global histories.

The building is a one-minute walk from the University of Manchester, a 13-minute drive from the University of Salford, and a 14-minute walk from Manchester Metropolitan University. Royal Infirmary (Stop H) bus station is a one-minute walk from the building and Oxford Rd/University Shopping Ctr bus station is an eight-minute walk. Ardwick train station is a 14-minute walk.

Cancellation Policy
Is there a FREE cancellation period if I’m still undecided on what to do?
Yes! If you have booked a 21/22 academic year room with us here at dwell, you can cancel your 21/22 contract up to and including the 31st May 2021 without being tied into the contract or being responsible for any rental fees. This is not applicable to any students that have deferred their 20/21 contract to the 21/22 year.
If you are cancelling after 31st May 2021, then the below Cancellation Policy applies.
What if I sign/signed my contract on or before the 31st July 2021?
Up to and including the 31st July 2021, you can sign your contract but then request to cancel within 3 days of signing your contract. This is known as your 3-day cooling-off period.
If however you signed your contract on or before 31st July, but you request to cancel outside of your 3 days cooling-off period, then you will be tied into the contract until a suitable replacement tenant is found.
What if I sign/signed my contract on or after 1st August 2021?
If you sign your contract on or after 1st August 2021, you will be immediately tied into the contract as we do not offer a cooling-off period on or after this date.
Special Circumstances (outside the scope of the above 3 points):
- 1st Year Guarantee:
If you are going into your 1st year at university, and you, unfortunately, do not achieve the required grades for your course/university, you will be released from your contract providing we receive a cancellation request email and results as evidence within 48 hours of your results being published - International Students:
If you are coming to study from outside of the UK, and you require a VISA for this study but your VISA application is unfortunately denied, then you are able to cancel your contract as long as your contract has not yet started. You will also need to provide one of the following as supporting evidence.
1) Confirmation of your VISA rejection
2) Confirmation of failure to gain University place
COVID-19 – Bookings for the 21/22 Academic Year and for January 2021:
If you believe any of the below scenarios are applicable to you, you would need to email us all of the relevant details/evidence as outlined below, by no later than midnight 31/08/2021
If you are staying with us from January 2021, you would need to email us all of the relevant details/evidence outlined below within 5 days before your contract start date.
- Delay in University Commencement / Only Offering Online Courses:
Should there be a delay to the start date of universities, or for the period where the universities are closed and offering online courses, we can offer a delay of the contract start date to the new official start date of universities will be allowed – providing you supply official confirmation of this via email to - Deferring Your University Offer?
If you decide to defer your 1st-year university place until the 22/23 academic year, we would like to offer you the chance to do the same with your accommodation. Provide us with official confirmation that you have deferred your university place to the 22/23 academic year. We will then review your case and if we were able to defer your contract, we’d email you official confirmation of your accommodation contract deferment until the 22/23 academic year. - Cancellation of Your College/University Course due to Covid-19:
If your 21/22 college or university course is unfortunately cancelled altogether due to Covid-19, you will be released from your contract providing we receive a cancellation request email and course cancellation evidence within 48 hours of your college/university informing you. - Travel Ban:
In the event there is a government-imposed ban restricting arrivals into UK or departure from the country you are residing in, deferment to when the travel ban is lifted will be allowed; provided that you send us an email informing us of this with evidence.
