Cancellation Policy

Is the accommodation contract legally binding? 

Yes. Upon signing, the tenant is responsible for all rent and costs unless a formal release is granted under specific conditions.


Can a contract be cancelled shortly after signing? 

For 2026/27 contracts signed by July 31, there is a 72-hour "cooling-off" window to request a cancellation. This does not apply to contracts signed in August or later, nor does it apply to the 2025/26 academic year.


What happens if the cooling-off period is missed? 

The tenant must find an approved replacement. The outgoing resident must pay any admin fees and rent due up to the takeover date. A £50 fee is charged if the room has already been moved into. The new tenant must sign a matching contract and provide all necessary documents.


What if a student fails to meet university entry requirements? 

First-time first-year students who miss their required grades can cancel. Official proof must be uploaded to the resident portal within 48 hours of results being issued for a full refund.


What if an international student's visa is denied? 

If a visa application is rejected, the student can cancel the contract before it begins by providing official evidence of the rejection via the portal.


What if none of these conditions is met? 

The tenant remains legally and financially responsible for the full duration of the contract.
