Payment

PAYMENT

To reserve a booking, a total of 6-week’s deposit is required. This includes:

·        A non-refundable holding deposit (equivalent to two week’s rent) which will be treated as the first two week’s rent upon check in.

·        A bond (equivalent to 4 week’s rent) which will be lodged with Residential Tenancy Bond Authority (RTBA) and the student will receive an email from RTBA to confirm the lodgment.

The bond is refundable at the end of the contract as long as there is no outstanding rent or no damages and the room is returned in good condition.

Cancellation Policy

No Visa

If, before or within 14 days of commencement of your tenancy agreement:

· you are refused a visa to study in Australia by the Department of Home Affairs (DHA); and

· within 72 hours of receiving a DHA refusal you provide a written cancellation request to enclosing the DHA refusal,

you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

No University Offer

If, before or within 14 days of commencement of your tenancy agreement:

· you receive confirmation that you have not been accepted to study at a university in Melbourne; and

· within 72 hours of receiving a university non-acceptance you provide a written cancellation request to enclosing the university non-acceptance,

you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.

Stayed at this building for a year, I would say the receptionists were very nice and helpful always, special mention to Tiffany and Helena. They had good events too for socialising and had comfortable communal spaces!

Journal have created a lot of good memories for me, it is a good place for people to meet new friends. It is definitely a choice for outgoing people who want to enlarge your social circles.The staff is very nice and well trained, they're all very friendly and helpful. However, there's few reasons why I would give a two star rating. First, it is overpriced. Undoubtedly, the environment and service in journal are better compare to other student accommodations. There's a lot of hidden disadvantages. Eg, the bad quality of chair, ac system broke down in a hot day, gym n study space/ library is not large enough to let everyone use when the buildings is full of residents, etc. After the pandemic, a lot of residents chose to leave and they started not cleaning the corridor of the living area. These minor bad things come together make the (at least)$400/ week single room become not worthy. Shortly, PRICE YOU PAID ≠ REACH YOUR EXPECTATIONS. Secondly, the expensive price for the laundry. The washing machine is absolutely overpriced, eg, me as a person washing clothes every week, washing+drying need to pay $8 in total. Every months we had to spend around $32-48 to clean the clothes/ bed cover which is kind of ridiculous. By the time we had already paid such expensive rent we still had to paid that much for the washing. The laundry room is also too small to supply the demand by the time journal is fully booked. Lastly, NEVER EXPECT YOU WILL GET BACK YOUR BOND FULLY! I got charged around 370 bucks for repaint the wall and exit cleaning fee. It is understandable that you guys charge me for repainting the wall and cleaning up but I remember by the time I moved in journal the room is not clean as your standard as well. Wall had stained, dust+some hair under the bed and the drawer had the tiny wooden chips, I spent half a day to clean it up also. I know you guys would say, "you cleaning didn't meet our standards so we charge you", but why by the time I moved in I dont see the cleanness as your standard? Or is it just AN EXCUSE to take money from the students???? I honestly suggest you to choose antifouling coat paint that is not easily stain to protect the precious white wall. The management should understand that no matter how many time you paint the wall, clean the room, the condition would not be as good as the brand new one because of normal aging of the wall and the furniture. As a student accommodation you guys should have foresee the conditions after renting, but not being picky to students.( I will show the room conditions of mine before check out underneath which get charged 180 for cleaning from the bond). I am not the only example, all of my friends who leave journal got charged around $180-500 from the bond. I am not sure if it's a must to take away certain amount of money from the bond, but my frd from other students accommodations didn't get charge as long as there is not any damage or lost. The management is too greedy after many students left during COVID. In conclusion, THINK TWICE before choosing any accommodations if you concerns about the expense.

Best student accommodation in Melbourne! Starting with the facilities, this building has everything, new gym, beautiful library, two floors study area, one terrace and a rooftop terrace with the view of the city. In addition, this student accommodation really cares about your social life! every week there are plenty of events within and outside the building just for knowing your neighbors and having fun with them. Lastly and most importantly, the room is very convenient. I highly recommend this building and I am sure you will feel like home from the first day!

I visited one of my friends at journal and I really like it. I didn't know about it really until my friend showed me. There is lots of different areas to hang out and lots of space for everyone. The staff were nice and said I could move in ha ha, I will consider next year. Its new so not as many people know about it but I wish I did. It is a lot better than the others
