About Academic House
Academic House is a student housing in London that offers both ensuite and studio rooms. Ensuite rooms come in three styles; Bronze, Silver and Gold. Studio rooms come in four styles; Gold, Diamond, Platinum and Ruby.
Ensuite rooms feature a single bed, private bathroom, desk, chair, under bed storage and a wardrobe. The kitchen area is shared with the other student in the same apartment. Studio rooms feature a double bed, under-bed storage, desk, chair, private bathroom and a kitchenette that includes a fridge, 2 ring induction hob and a microwave. All studio rooms include the same feature, they only differ in space.
Academic House offers a variety of facilities such as study spaces, storage spaces, a roof terrace, all-inclusive bills, Wi-Fi, bike storage, communal rooms and lounges, on-site team, on-site maintenance and included insurance.
The building is a centrally located student property in Herne Hill, London which is a great location for students, being a green suburb with easy connections to central London via the Herne Hill railway station in 15 minutes or less. It is the ideal location to live and study, not far from the vibrant student scene in Central London.
The ease of transport links around Academic House makes travelling to numerous universities seamless such as University of the Arts London (UAL), King's College London, London South Bank University, Imperial College London, The Academy of Contemporary Music, and UCL.
Academic House has a great location that would be ideal for students who enjoy the nightlife scene, Brixton and Clapham are both an easy tube ride away and have an abundance of bars, restaurants, pubs, and live music venues.

Middlesex University is a 13-minute ride from the premises, via A504 road.
More than 5 bus stations are surrounding the premises. Wembley Park (Stop O) is the closest, followed by High Road Wembley (Stop CV) and Harrow Bus Station.

Can I cancel my booking?
If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:
- You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
- If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.
1st Year Applicants Only
If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.
To apply to be released from the agreement you will need to provide:
- Written confirmation that you wish to cancel your reservation.
- Supporting evidence from the University or UCAS.
You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.
