Payment & Cancellation
Payment Terms
Do I need to pay anything to secure my booking?
Yes. You must pay an Advance Rent Contribution of £200 when completing your application. This amount is later deducted from your first rent instalment.
What is the advance rent payment used for?
The £200 advance rent payment secures your booking and is credited towards your first rent payment. On the payment portal, it will appear as “Advance Rent Payment.”
When is the advance rent payment due?
It is due at the time you complete your booking application.
Do I still need a guarantor?
Yes, most students are required to provide a guarantor who meets the eligibility criteria. If you cannot provide one, you must pay your full rent upfront instead.
What happens if I choose to pay full rent instead of using a guarantor?
If no guarantor is provided, you must pay the full rent for the tenancy period in advance, due on 1st August 2026.
If payment is not made, the booking may be cancelled.
Can I still book without a guarantor or full payment?
No. You must either provide a valid guarantor or pay the full rent in advance to proceed.
When do I sign the tenancy agreement?
You and your guarantor (if applicable) have 5 days to sign the tenancy agreement after receiving it. From 1st August 2026, this reduces to 2 days.
What happens after the tenancy agreement is signed?
Once you and your guarantor sign, the landlord countersigns it. At that point, the agreement becomes legally binding, and you are responsible for all rent payments, even if you do not move in or leave early.
What if I don’t sign the tenancy agreement in time?
If the agreement is not signed within the allowed timeframe, your booking may be cancelled without penalty.
When do I pay my rent instalments?
- First instalment: 1st August 2026
- Monthly instalments: 9th of each month (from October onwards)
Are rent payments affected by student finance delays?
No. Rent must be paid on time regardless of when student finance or bursary payments are received.
What does my rent include?
Your rent includes:
- Hot water
- Electricity
- Wi-Fi
- Contents insurance
Can the rent price change after I book?
Advertised prices may change, but your rent is locked once:
- You sign the tenancy agreement
- Your guarantor signs (if applicable)
- The advance rent payment is made
Can the landlord refuse my booking?
Yes. The landlord reserves the right to refuse or cancel bookings at their discretion. If this happens, any payments made will be fully refunded.
Cancellation Policy
Can I cancel my booking before signing the tenancy agreement?
Yes. If you cancel before the booking is countersigned, your advance rent payment will be fully refunded.
What happens if I cancel after signing the tenancy agreement?
Once the agreement is countersigned, a cooling-off period applies. During this time, you can still cancel your booking as long as you have not moved into the property.
How long is the cooling-off period?
You have 72 hours to cancel after signing the agreement.
From 1st August 2026, this is reduced to 24 hours.
How do I cancel during the cooling-off period?
Email the Residents’ Team with the subject line: “Cooling Off Period Cancellation”.
You will be notified once your tenancy is released, and your advance rent will be refunded.
How long does the refund take?
Refunds may take up to 10 working days to reach your account.
Can I cancel after the cooling-off period ends?
Yes, but only in specific cases before your tenancy starts:
- You do not obtain a visa to enter the UK
- You do not achieve the grades required for your university offer
- You do not achieve the grades required to continue your studies
You must provide supporting evidence (e.g. UCAS notification or visa refusal) to the Residents’ Team within 72 hours of receiving confirmation.
What if I receive this confirmation after my tenancy has started?
You will be responsible for rent payments until you provide official documentation and the team confirms your release date.
Can I cancel for any other reason?
No. There are no other accepted reasons for cancellation before or during the tenancy, outside of the conditions listed above.
Can I end my tenancy early?
Early termination may be possible if you find a suitable replacement tenant. This must be approved by the landlord.
What happens if I find a replacement tenant?
- The new tenant must pass eligibility checks
- You must be up to date with all payments
- The new tenant must sign the agreement and pay their first rent instalment
- After that, they take over future rent and obligations
Until this process is completed, you remain responsible for rent.
Can the rent change for the replacement tenant?
Yes. The landlord may adjust the rent to the current market rate for the room.
