Cancellation Policy

No Visa No Pay Policy

Prior to the leasing agreement

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, send a written email requesting cancellation. The email must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement will then be cancelled without penalty.

After the Leasing agreement 

If you are cancelling after the commencement of your lease date due to not receiving a visa to study in Australia, we ask that you complete the following actions. Send a written email notification that you wish to terminate your lease. It must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. The Property Manager will consider your request for the breaking of your lease and advise whether your request has been accepted.

The no visa, no pay policy only applies for the following UniLodge Properties: UniLodge @ Metro Adelaide, UniLodge South Bank, UniLodge Royal Melbourne, UniLodge Victoria University and UniLodge @ RMIT Bundoora - Walert House.

Amelia is absolutely amazing! Best customer service I have ever experienced. Super polite, enthusiastic and solution oriented. The service here is a hundred times better than other Unilodge buildings thanks to her! Apartment was in great shape when I moved in and the small things that needed attending to was solved in 2 hours by Amelia. She should manage all of Unilodge!

*Amended review. The folks at Unilodge dropped me a couple of calls and are tending to my specific needs and issues as per a review where I neglected to flesh out or stress the positives. Upon reflection, living here is a good experience overall and management do their best to make sure their tenants are comfortable.* The good: The unit is fresh, contemporary and clean with a subtle colour scheme. Includes a great bed, furniture, some kitchen appliances, good storage space, balcony, goof air flow, fantastic soundproofing. Powerful little climate control system. The building has good security, is very up-to-date and is in one of Melbourne's best locations if you like a good balance of centrality and quiet. There is a resident lounge with Free Wifi that's a kind of communal study area. The residents here are generally nice, young students. Good building management. The Bad: Small sinks, no oven, poorly designed stove. Slightly cheap feel for price and the single room is somewhat cramped. My apartment is at the rear-end of the building so there's not much of a view or really any natural light to speak of and my balcony attracts a lot of small birds. The wall mounted 26" TV has a pretty heinous picture quality (although it is a nice thought). The two frustrating aspects of the room are 1) The shower only lasts about 100 seconds, impossible to have two showers if I have a friend round for example. 2) The only internet option is Spirit, you have a choice between a $200 Wifi router or plug-in ethernet. Overall, having quickly gotten used to these minor inconveniences, I'd say my experience here has been generally positive. The best aspect is the location. It does, however, ultimately feel like student living and isn't an easy space to make feel like a home.

If you are go to live here, be ready to experience cold environment or extremely cold one in winter due to (at least horribly) thin windows which dont open more than 10 cm and let cold air through. That in combination with poor quality walls which don't seem to have any type of heat isolation let cold air in through the holes near air-conditionioner. Trying to avoid being cold with build heater would result in huge electricity bill from heater you should also be read to pay for the ectronic water heater (despite the fact that it say gas on the website). The water would also let u shower for maximum of 5-7 minutes before turning ice cold. The other issue which can arrise is in those units which don't have "view", you would just face wall and would never have sunlight. In overall the location of Unilodge is somewhat great and that scores a lot. Good luck to anyone willing to live here though.
