Studios are characterized by having an en-suite bathroom, and a private kitchen equipped with a cooker, a microwave, a fridge, a freezer, and a dishwasher or a combi microwave depending on building. Only one ground-floor studio is wheelchair accessible with ramp, though kitchens in B16 are not fully accessible. Studios feature larger showers and are quieter, suiting postgraduates or students seeking independence.
Classic Three Bedroom Apartments are Beech Gardens’ newest and most exclusive offerings for students who want to share a living space together ideal for small groups of friends, spacious, and with shared facilities. Typically 3–5 students share kitchens and bathrooms, with everyone having a personal cupboard and fridge space. Kitchens feature large American-style fridge freezers, vacuum, mop, bucket, and ironing board. Plans to add washer/dryers and dishwashers are verbally confirmed.
Classic Single rooms come in 5 bedroom clusters with a shared kitchen and a living area with a TV and weekly rents of £158–£167 for 51 weeks — a great-value option with garden or internal views, suited for individual applicants.
Beech Gardens is located in Edgbaston – gated, green, and peaceful, with easy access to BCU South, UoB, Aston, Queen Elizabeth Hospital, and local amenities. It is especially suited for first years, domestic students, NHS placement students, and those seeking affordable, community-focused living. Around 100 rooms are taken by BCU first years, creating a friendly, inclusive atmosphere.

The amenities provided by the property are plenty, they include high speed Wi-Fi, gated parking, bike storage, and all inclusive bills. There is on-site management, CCTV surveillance, fob entry, and free on-site laundry facilities with washer/dryers in 25 flats and shared machines for studios — all free of charge.
Almero Student Mansions Beech Gardens has vast gardens, a greenhouse, herb gardens, picnic benches, and tree house pavilions. One pavilion is an on-site games room with foosball, table tennis, board games, and a giant TV now open 24/7 with fob access. The other pavilion has a more relaxing atmosphere, perfect for late night studying and catching up quiet communal zones with flipchart available, peaceful even at 3 a.m.

- Payment in Full: 100% of the rent is due prior to arrival.
- Termly Instalments: Paid in 4 structured payments throughout the year, broken down as follows:
- 10% of total rent
- 34% of total rent

- Monthly Instalments: Paid via Direct Debit across 9 payments:
- 8 payments of 10% each
- 1 final payment of 20%
Upfront Fees and Advance Rent
- No Deposits: Almero Student has replaced standard security deposits with Advance Rent.
- Booking Requirement: To secure a room, you must make an upfront payment of Advance Rent at the point of booking. This is typically a small percentage of your total rent (up to 2%) and is deducted from your first rent instalment.
Guarantor Requirements
- If you choose to pay via Instalments (monthly or termly), you are required to appoint a UK-based guarantor who agrees to cover the rent if a payment is missed.
- If you do not have a UK-based guarantor, you can use a certified third-party guarantor service such as Leap Guaranty.
What is Included in the Payment?
- All-Inclusive Utilities: Your weekly rent includes all primary bills, with no hidden fees for water, gas, electricity, or Wi-Fi.
- Taxes and Extras: As a student, you are exempt from council tax. While Almero covers the TV licenses for common social areas, you must purchase your own TV license if you plan to watch live TV or BBC iPlayer in your private room.
Cancellation Policy
Cancelling your booking prior to moving in is subject to the following terms. Once you have completed your booking and the tenancy agreement has been signed by both the resident and Almero Student, the contract is legally binding, and no cooling-off period shall apply.
Cancellation Reasons
Cancellation will only be considered for the following specific reasons:
- Withdrawal of university offer
- Visa application rejection
First Year Undergraduate Students
If a prospective first year undergraduate's university offer is withdrawn, they may be eligible for release from their contract by providing the following evidence within a specified timeframe:
- A written rejection letter from the chosen university/higher education establishment or from UCAS, or a screenshot of UCAS status confirming that the required results were not achieved.
- A copy of proof of acceptance of a new university by UCAS adjustment.
These documents must be supplied by email to the relevant property email address within 7 calendar days from the date that results are published. Upon receipt, the property manager will review and verify the documents. If approved, your contract will be cancelled, and any advance rent paid will be refunded.
Postgraduate Students
Prospective postgraduate students can also cancel their contract under similar conditions if their university offer is withdrawn by providing the same evidence as outlined for first-year undergraduate students.
VISA Application Issues
Students may be released from their contract if their visa application to study in the UK is not approved. To apply for release, the following documentation must be provided:
- An official letter or email confirming that the visa has been rejected.
- An email or letter from the university or higher education establishment confirming that they will no longer be studying due to the visa application rejection.
Documents must be submitted by email to the relevant property email address within 7 calendar days from the date of visa rejection. Upon verification, the contract will be cancelled, and any advanced rent paid will be refunded.
Cancellation After Moving In
As of 1st May 2026, changes will affect the process for cancelling your booking after moving in based on the type of contract.
Assured Periodic Tenancy (APT)
Students with an APT can request cancellation with at least two months’ written notice. Cancellations are not approved until confirmed in writing by the property manager. Notice must be provided by email, and the intended departure date must coincide with the end of a rent period.
Common Law Tenancy (CLT)
Students with a CLT can request cancellation with at least four weeks’ notice under specific circumstances, including withdrawal from university or higher education establishment, exclusion from studies, or suspension due to illness. Evidence must be submitted to support the request. Cancellation requests are not approved until confirmation is received from the property manager.
Finding a Tenancy Replacement
If you wish to move out outside the cancellation terms, you may either continue paying rent or find a replacement tenant who meets the criteria outlined by the property team.
Replacement Tenant Process
Once a replacement tenant is found, notification must be given to the property team. Usual tenancy checks will apply to the new student. Once the agreement with the replacement tenant is signed, you will be released from your tenancy agreement as of the date the new tenant’s agreement begins.
