- An advance booking fee is required to reserve the accommodation.
- All remaining payments must be made 15 days prior to the start date.
- For bookings of 7 months or longer, payments may be split into two equal instalments.

Cancellation & Refund Policy
Cooling-off period
A 14-day cooling-off period applies from the tenancy start date.
Non-refundable fees
There are no non-refundable fees.
Booking fee
The booking fee is fully refundable only where rent has not been paid and cancellation is made before:
- 15 June (for Fall intake), or
- 15 October (for Spring intake)
In all other cases, the booking fee is subject to the cancellation conditions set out below.
Security deposit
The security deposit is fully refundable at the end of the tenancy, subject to deductions for any damages, repairs, or outstanding charges.
Rent refunds & cancellation conditions
1. Visa refusal
If the Tenant is unable to proceed due to student visa rejection, all amounts paid (booking fee, rent, and security deposit) will be fully refunded.
2. War-related disruption / online study
If the Tenant cannot move in due to war-related issues and studies move online, the Landlord will adjust the tenancy start date and booking period to align with the resumption of on-campus learning, at no additional cost to the Tenant.
3. Voluntary cancellation (all other reasons)
Before tenancy start date:
- Booking fee is retained
- Rent paid and security deposit are refunded
Within 14 days of tenancy start date:
- Booking fee is retained
- 50% of rent paid is retained
- Remaining rent and security deposit are refunded
After 14 days of tenancy start date:
- Only the security deposit is refunded
- Booking fee and all rent paid are retained
