Payment

International students can pay monthly, termly or annually for long-term bookings without a UK guarantor.

Cancellation Policy

Bookings made before 1st August:

7-Day Cooling Off Period

If you decide to cancel your accommodation booking within 7 days of accepting your tenancy agreement, you will receive a full refund of your booking fee. 

If you secure your accommodation and then cancel it due to the following reasons: 

  • Failure to receive grades (all academic years)
  • Failure to obtain a VISA (all academic years)
  • Studying in an alternative City

Official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.

If none of the above reasons is applicable, you will be required to find a replacement person to take over your tenancy. Any bookings made after 1st August will have a 24hr cooling off period

After Cooling Off Period

Students can cancel after the cooling-off period for the following reasons: 

  • Failure to receive grades
  • Failure to obtain a visa
  • Studying in an alternative city
  • The pre-sessional English language course required to take up their university place is cancelled
  • Government travel restrictions prevent them from travelling to the UK.
  • They are enrolled on a face-to-face course, and the University delays the start of the course.

Bookings made on or after 1st August 2020

If you book your accommodation after 1st August 2020, your cooling-off period will reduce to 24 hours only from the point of acceptance. If you cancel your booking within these 24 hours, your full deposit will be returned. Should you wish to cancel after these 24 hours, the previous procedures will apply depending on your circumstances.

COVID Update

We will seek to delay the start of the tenancy for any new residents who were due to arrive in the UK, but cannot check-in because of flight cancellations, visa delays or travel restrictions. 

 For residents who have already checked in and can’t return to their Student Roost home because of the restrictions in the UK, we’re pleased to offer a discount of up to 6 weeks’ rent. This will largely affect UK domestic students, but may also affect some international students who travelled home for the holidays.

Roost is a great place for students in Swansea. The rooms are very fashionable and convinient. Their common areas are always clean. It has a much more friendly and social environment as compared to Bay campus. I have run into a few issues during my tenancy, however, the staff is very helpful and prompt when it comes to resolving issues. Highly recommend.

Absolutely awful. This place used to be a great place to stay 3-5 years back, unfortunately this is no longer the case. Walls are paper thin so expect to be woken up constantly. Police are called constantly due to drugs on site so expect to get your room raided at least once throughout the year. Staff are full of fake smiles and empty promises. Didn't meet a single person that liked living here. Three of my flat mates never actually received their "free" buss pass. The only word I can use to describe the site manager Mark is useless. He will say anything to get you to sign the contract. Staff turnover is like no other - seemed to be a new person working on reception every time I went there... nobody seemed to be happy in this place. Avoid.

The worst accommodation I have ever stayed in. Despite advertising disability friendly facilities they will put a disabled person up several flights of stairs and then constantly be performing maintenance in the corridors and lift so that you may not use it. Fire alarms at randoms times of the day (including 2am) will go off just long enough to scare you and wake you up before complete silence. Any complaints of repairs being needed such as my actual toilet seat not being attached to the toilet will be promptly ignored for the duration of your stay. One lady will smile at you and stop you to or from your way to class simply to trap you in a conversation about re-leasing for the next year. PAT testing may be performed, however should an appliance fail (i.e. the kitchen microwave) They will not tell you, but simply hope you don't notice for your lease. When informed they will take away the device and provide no replacement until contacted twice more over a period of 9 days. Staff will randomly enter your flat without warning, so you had better be anxious and prepared for strangers in your home at all hours! When my partner was moving in we were promise two adjacent rooms via phone call and email many times, even making sure with a phone call just a day before the move, however when we arrived the rooms were in completely separate blocks. I am thrilled to not be returning here next year, and hopefully never again. EDIT: As you can see below student roost has replied and made excuses for only a few of the issues listed above. They were not concerned with out safety when they left a broken and failed pat test microwave in our kitchen, or when they left the bathroom door in my partner's room blocking her corridor (unattached diagonally and a very heavy door). They say below they will not enter your flat or room without prior warning, and whilst I would say that is true for 40% of the times they came in, it is not true for the rest. I do not blame any individual staff, but the communication between all of them means our residency there was a horrible and stressful experience. It is true the issue with our adjacent rooms was eventually resolved when we did not let up the issue, but it meant we had to move our stuff into two entirely separate blocks for 4 days, and then move again.

I'm really enjoying my time in the student roost, people here are so lovely. Made amazing friends, the staff is always very helpful and supportive. The accommodation has many spaces where you can socialise with other students and also places where you can focus on your uni work.

Great social space and environment, rooms are modern and comfortable. Staff are very nice and helpful. It’s also an easy commute to uni, the best accommodation.
