What is the holding deposit?

• £150 holding deposit required at application.
• Deducted from first rent instalment.
• Once Tenancy Agreement is signed by tenant and guarantor (if applicable), the contract becomes legally binding and all payments are due.
  
  

Can I book without a guarantor?
Yes.

• You must pay full rent in advance.
• Payment deadline: 1 August 2026
• If not paid and no guarantor is provided, booking may be cancelled.

What are the Tenancy Agreement rules?

• Must be signed within 5 days (or 2 days after 1 August 2026).
• Becomes legally binding once countersigned by landlord.
• You and guarantor must pay full rent even if:
  • You do not move in
  • You leave early
• Booking may be cancelled if not signed in time, without penalty.

When is rent due?

• First instalment: 1 August 2026
• Further payments: as stated in agreement
• Rent must be paid regardless of student finance or bursary timing.

Can I pay monthly?

• Possibly, if funded by a monthly bursary.
• Must be approved by the Residents’ Team.

Can I cancel before the tenancy is countersigned?
Yes. You can cancel and receive a full refund of your holding deposit.

Do I have a cooling-off period?
Yes, if booked online/by phone and not viewed in person.

• 72 hours after booking (24 hours from 1 Aug 2026)
• Must not have moved in
• Must cancel in writing using subject line: “Cooling Off Period Cancellation”
• Refund issued within 10 working days

Can I cancel before the tenancy starts after the cooling-off period?
Only in limited cases:

• Visa refusal
• Failure to meet entry grades
• Failure to meet continuation grades

Requirements:

• Evidence required (e.g. UCAS or visa refusal)
• Must be submitted within 72 hours of receipt
• Must be before tenancy start date (or within 72 hours if close to/after start)

Outcome:

• Holding deposit refunded if approved
• If after start date, rent is payable until evidence submission and release confirmation

Can I leave early if I stop studying?
Yes, if:

• Withdrawal, exclusion, or refusal of admission
• Illness absence >60 days with approved suspension

Requirements:

• 4 weeks’ notice
• Move-out date stated
• Official institution evidence
• Must vacate on agreed date

Note: No other reasons allowed.

Can I leave if none of the above apply?
Only if you find a replacement tenant approved by the landlord.

• Rent must be fully up to date
• Outstanding rent must be paid
• New tenant signs a new agreement (may be different rent)
• You remain liable until replacement fully completes process

Are there any other ways to cancel?
No. Only the conditions listed above are accepted.
