Cancellation Policy

Can I cancel my booking?

If you accept an offer of accommodation online or by signing a Tenancy Agreement, and then decide you wish to cancel outside of the Initial Cancellation Period, the following applies:

  • You remain liable for the weekly rent (for each and every week or part week) until you are able to find another tenant that is acceptable to Homes for Students (it is your responsibility to find another tenant) and we are able to re-let the room
  • If we are able to re-let the room we will release you from the agreement upon payment of a £250 release fee which we will recover by retaining your deposit (which will not, therefore, be returned). If you have paid a different amount as a deposit (such as £150) then this is the amount that will be retained.

1st Year Applicants Only

If you are a prospective student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution, you may be eligible to be released from this agreement.

To apply to be released from the agreement you will need to provide:

  • Written confirmation that you wish to cancel your reservation.
  • Supporting evidence from the University or UCAS.

Special conditions

You can terminate your tenancy agreement if you have an existing medical condition and this is recorded on your application prior to a room offer being made. We will require medical proof with your application and you will be liable for a minimum of 4 weeks’ rent or to the end of the current rent period, whichever is longer.

Very friendly staff, best value and great location for town and uni. Vicky and the rest of the team always go the extra mile to ensure everyone is enjoying their experience and making the most of what we can during the pandemic. My flat re-booked for next year as soon as we could and I can't wait to see what the team have planned for the year ahead!

Would highly recommend living here during uni! Lovely staff who are always happy to help - and go above and beyond to make you feel welcome. The flats are so spacious and ideal for what you would want during uni. With COVID being a thing now and changing the experience of uni for most people, they have socially distanced events here and are very active so you'd never feel like your stuck in your flat! With living at previous accommodations whilst being at uni - St Andrew's is my favourite because of the friendly atmosphere and the real sense of community! It is a 5 min walk to town which is ideal and no longer than 5 minutes to university so you couldn't ask for much more!

Vicki and the team make everyone feel welcome day to day at St Andrews Gardens. With COVID in full swing over the past few months it has been hard on most students, however, the staff have been able to keep us going by putting on socially distanced events to help us meet new people when possible. As well as this there is always a friendly face in the office, if you are going to pick up post or enjoying time in the common room, someone is always up for a chat. Yesterday my flat and I re-booked for next year! We are able to pick what flat we would like and see the rooms properly before we booked. This is why St Andrews Gardens stand out from the rest.
