Is a booking deposit required?
Yes. A £250 booking deposit is required to secure a Studio and confirm the booking. The deposit is protected through the Deposit Protection Service (DPS) and may be used to cover damages or cleaning costs.
What payment options are available?
You can choose from:
- One full payment (no discount applies for paying upfront), or
- Three instalments.
When is the first rent instalment due?
The first instalment must be paid 10 days before the tenancy start date in September.
How can I pay the deposit or rent?
Payments can be made by debit card, credit card, or bank transfer.
Do I need a guarantor to pay in instalments?
Yes. To pay by instalments, you must provide a guarantor who is in full-time employment, either in the UK or in your home country.
What documents must a guarantor provide?
The guarantor must provide:
- A copy of their passport or ID,
- Proof of address (such as a utility bill or bank statement), and
- Proof of full-time employment (required for international guarantors).
All documents must be submitted in English.
Cancellation Policy
Can I cancel during the cooling-off period?
Yes. If you cancel within 14 days of signing the tenancy agreement and before moving in, you will receive a full refund of your Security Deposit.
What is the No Place No Pay policy?
First-year undergraduate students may cancel their tenancy if they do not achieve the grades required for admission to their chosen university.
What evidence is required for a No Place No Pay cancellation?
You must submit proof of unsuccessful admission, such as a UCAS status update or university rejection letter, within 7 days of your results being released.
What happens if my No Place No Pay request is approved?
You will receive a full refund of your Security Deposit and any rent paid.
What is the No Visa No Pay policy?
International students may cancel their tenancy if their UK student visa application is refused.
What evidence is required for a No Visa No Pay cancellation?
You must submit a cancellation request and evidence of the visa refusal within 7 days of receiving the decision.
What happens if my No Visa No Pay request is approved?
You will receive a full refund of your Security Deposit and any rent paid.
Are there any exclusions to the No Visa No Pay policy?
Yes. The policy does not apply if your visa is granted and later withdrawn. It is valid until 1 September 2026.
Can I request a specific room?
Yes. Room preferences can be requested and will be accommodated, subject to availability.
When will I receive check-in information?
Check-in instructions are emailed 2–4 weeks before arrival and include details about move-in bookings and any outstanding payment requirements.
Can I renew my tenancy?
