How much is the initial deposit, and how is it used?

The initial deposit is equivalent to 1 week of rent and is applied directly toward the first rent payment. This deposit is non-refundable unless specified otherwise in the cancellation policy. Deposit requirements vary depending on the property's location.

What actions are required after making the initial deposit?

After payment, applicants will receive a booking confirmation and a "What's Next" email detailing mandatory pre-arrival tasks. These steps must be completed before the specified deadline to secure the accommodation. Failure to do so will result in booking cancellation and deposit forfeiture.

What is the required security bond amount, and where is it paid?

Bond amounts depend on the property and room type. For Y Suites on Margaret, the bond is equal to 4 weeks of rent and must be paid to NSW Fair Trading (Rental Bonds Online) before the stipulated deadline.

When and how is the security bond returned?

The bond is held securely until the resident vacates the property. It will be refunded post-departure, minus any deductions for outstanding rent, departure cleaning fees, or property damages.

Can confirmed booking dates be changed or deferred?

No. Deferrals or date changes are strictly prohibited once a booking has been confirmed.

What happens if a resident needs to cancel after the lease agreement has already started?

Once a Residential Tenancy, Rooming House, or Occupancy Agreement is signed, it becomes a legally binding document that overrides all other cancellation policies. Breaking this contract results in penalties. Residents who cannot stay or pay their fees must immediately notify management in writing and visit the reception desk to complete a lease break form.

What options are available if an institution rejects an applicant before the lease begins?

Under the "No Offer No Pay" policy, applicants rejected by all institutions in the property’s city can cancel penalty-free. To qualify, the applicant must email within 24 hours of receiving the rejection and at least 7 days before the lease begins, providing their reservation number, property name, and the official rejection letter.

What happens if an applicant's Australian visa is refused or remains pending?

Under the "No Visa No Pay" policy, if the Department of Home Affairs (DHA) refuses a visa at least 7 days before the lease starts, the applicant must email within 24 hours with their reservation number, property name, and the refusal letter. If the visa is still pending 7 days before commencement, the applicant must email the same address with their reservation details and a screenshot of the pending status from the DHA website.

What are the consequences of missing the cancellation notice deadlines?

If documentation is not received within 24 hours of a refusal/rejection or is sent less than 7 days before the lease starts, the applicant becomes ineligible for a refund and will be subject to the standard cancellation policy.

Are deposits refundable if the accommodation provider cancels the room or for other personal reasons?

If management cancels a reservation because the chosen room type is unavailable, the deposit may be refunded. For all other personal cancellation reasons, the advance deposit (including the non-refundable AU$55.00 mattress protector and shower curtain fee) is retained. For bookings at Y Suites on Margaret, the payable deposit is entirely non-refundable.

To whom does this cancellation policy apply?

This policy applies solely to new student residents who have a booking but have not previously resided at the property. The policy is completely void once the lease contract officially begins.
