Payment & Cancellation

Payment Terms

Payment Terms

When is the contract officially binding?

The agreement becomes a full legal commitment once the resident, the guarantor, and the landlord have all signed the document.

What if a guarantor is not available?

Residents without a guarantor must pay the full term's rent in advance by August 1, 2026. If this payment is missed, the booking may be voided.

When are rent payments due?

The first payment is due August 1, 2026. Later dates are specified in the individual contract. Note that rent must be paid on time regardless of when student loans or grants are deposited.

Is it possible to pay monthly?

Monthly instalments are generally only considered for those receiving monthly bursaries and must be discussed with the management team.

Cancellation Policy

Cancellation Policy

Can a booking be cancelled immediately after applying?

Yes. Until the landlord has countersigned the agreement, the booking is not finalised and may be cancelled.

What is the "Cooling-Off" period for remote bookings?

If the accommodation was not viewed in person before booking online or by phone, there is a 72-hour window to cancel (shortening to 24 hours starting August 1, 2026). This is only applicable if the resident has not moved in. A specific email subject line is required, and refunds take up to 10 working days.

What happens if a visa is refused or university grades are not met?

If these specific academic or immigration issues occur before the lease begins, the resident can cancel by providing proof within 72 hours of receiving it. If the lease has already started, rent is charged until the evidence is provided and the release is confirmed.

Can the lease be ended early if student status changes during the year?

Early termination is allowed if a resident withdraws, is excluded, or has a medical suspension of over 60 days. This requires four weeks' notice, institutional proof, and moving out by the specified date.

Are there any other ways to leave the contract early?

If the resident does not meet the "student status" criteria, they must find a replacement tenant. The original resident is responsible for all rent until a new tenant, who may be charged a different market rate, signs the contract and pays.

The above cancellation policy is a synopsis of the property’s cancellation policy. There could be a few changes incorporated from time to time. Hence, we recommend you review the full Accommodation Contract for a comprehensive understanding of their cancellation policies.
