In 1803, a short-lived penal settlement was established at Port Phillip, then part of the British colony of New South Wales, but Melbourne was not founded until 1835, with the arrival of free settlers from Van Diemen's Land (modern-day Tasmania).

1.The equivalent to one month rent AUD Australian dollars for your Bond/Damage deposit. This is reimbursable at the end of your stay, if no damages
or house rules breaches occurs.
2. A one off non-refundable House entry fee $250 AUD for the house preparation before each student group’s arrival and valid for one year.
3. At your bank branch, please include our Westpac bank fee of $15 AUD (Australian dollars) per each international transfer to clear your funds into our
account. (If NAB or ANZ is the bridging bank, the fee will be of $25 AUD per transfer) Best to arrange a sister bank to our bank with SWIFT code to
reduce your international transfers fees. Not applicable for Transfers within Australia
4. For calculating average rent per month: Rent per week / 7 days = rent per day x 365 days of the year = rent for the year / 12 months = rent per month.
The specific period of stay will be the final calculation.
If your deposit is received after the cited place is booked locally or online, we will reallocate your place according to availability. If all places are booked, we will reimburse your deposit. Please read carefully: If shortening your contract period, you must find a suitable replacement and please note that your rent is payable as per rent schedule until replacing tenant pays their deposit in full, sign their contract, moves in and hand in their condition report. Only then accounts will be settled.
