What is required to finalise a room reservation?
After signing the tenancy agreement, a £100 booking fee must be paid. This fee secures the room and is non-refundable.
Are rent instalments an option?
Yes, rent can be paid in three instalments, but only if the tenant provides a UK-based guarantor.
What are the requirements for a guarantor?
The property only accepts guarantors based in the UK. International guarantors are not permitted.
What if a UK-based guarantor cannot be provided?
In cases where no UK guarantor is available, the full annual rent must be paid up front.
When must the first payment be made?
The first instalment (or total rent) must be paid before the contract begins. Move-in is not permitted until this payment is received.
Cancellation Policy
How long is the cooling-off period for a deposit refund?
Cancellations made within 14 days of the initial booking qualify for a full deposit return.
What happens if a university place or visa is not secured?
"No Place, No Pay" and "No Visa, No Pay" policies remain in effect until the first rent instalment is due on September 1st.
Who is eligible for "No Place, No Pay" protection?
This policy is strictly reserved for first-year students who fail to meet the grades required for their university offer.
Does the policy cover choosing a different university?
No. These protections do not apply to students who voluntarily decide to study elsewhere or give up their place in Lancaster.
