What happens if my visa is delayed or does not arrive in time?
If your visa is delayed, has not arrived in time, or there are any other visa-related delays apart from an eligible visa refusal cancellation, the standard cancellation terms and charges will apply.


Will I receive a refund if the Licensor cancels the agreement before the Start Date?
Yes. If the Licensor cancels the agreement before the Start Date, all fees previously paid under the agreement will be refunded to the Licensee.


What charges will I be responsible for if I cancel after the Start Date?
If you cancel the agreement after the Start Date, you will remain liable for:

  • the Licence Fee,

  • the Bedding and Service Fee, and

  • any Other Services charges.


Do visa delays qualify for a full refund?
No. Visa delays, including situations where a visa has not arrived in time, do not qualify for the visa refusal cancellation terms. The standard cancellation charges will still apply.


Will I still need to pay accommodation fees if I cancel after moving in or after the Start Date?
Yes. If you cancel after the Start Date, you will still be responsible for paying the applicable Licence Fee, Bedding and Service Fee, and any Other Services charges stated in the agreement.

Can I cancel my booking before the Start Date?
Yes. You may cancel the agreement by giving written notice to the Licensor before the Start Date. Cancellation charges will depend on how close the cancellation is to the Start Date.


What happens if I cancel more than 6 weeks before the Start Date?
If you cancel up to 6 weeks before the Start Date, you will remain liable for:

  • the Bedding and Service Fee, and

  • the Deposit Payment, which becomes non-refundable.


What happens if I cancel within 6 weeks of the Start Date?
If you cancel during the 6-week period immediately before the Start Date, you will remain liable for:

  • the Bedding and Service Fee,

  • the Deposit Payment, which becomes non-refundable, and

  • an amount equal to 6 weeks’ Licence Fee.


Is the Deposit Payment refundable if I cancel my booking?
No. If you cancel the agreement, the Deposit Payment becomes non-refundable.


Can I cancel my booking if my UK visa application is refused?
Yes. If your UK visa application is refused, you may cancel the agreement by giving written notice to the Licensor at least 6 weeks before the Start Date.


What documents do I need to provide for a visa refusal cancellation?
You must provide a copy of the visa refusal letter issued by the British Embassy within 7 days of the date the letter was issued.


Will I still need to pay anything if my visa is refused?
Yes. If you cancel due to visa refusal, you will still remain liable for payment of the Deposit.
