Can I cancel my tenancy if I don’t meet the Cancellation Criteria?
No automatic right to cancel. You will normally remain liable for the full rent for the entire fixed term unless the landlord/agent agrees, at their sole discretion, to release you.

Yes. If you are released after your tenancy has started, you must still pay rent for 4 weeks from the date you are notified in writing of your release.
