The Tannery is a student housing in Dublin that offers ensuites. They come in four styles: Standard Ensuite, Classic Ensuite, Premium Ensuite, and Deluxe Ensuite. All room styles feature a small double bed, an ensuite bathroom, a study desk and a chair, and plenty of storage.

The residence offers various facilities and services. They include high-speed Wi-Fi, CCTV, all-inclusive bills, 24/7 support, and on-site laundry. Other services include a VR gaming room, a common room, a gym, a games area, a reading space, a courtyard, study rooms, a TV area, on-site maintenance, bike storage, contents insurance, post and parcel services, wellbeing events, and communal spaces. Many people worry about the living costs in Dublin for international students, but we assure you this is a perfect choice. 

Dublin is in the province of Leinster and the Eastern and Midland Region, on the east coast, at the mouth of the River Liffey. After the Acts of Union in 1800, the city grew fast from the 17th century and temporarily became the second-largest city in the British Empire. Dublin became the capital of the Irish Free State, which was later renamed Ireland in 1937 after the country gained independence in 1922.

The property is located at Mill Street, just a short drive from Dublin city centre. It is surrounded by many interesting and exciting locations, including eatery spots, entertainment venues, and other places of interest. If you’d like to have a taste of delicious Irish cuisine, The Shack Restaurant Temple Bar is nearby and it offers classic Irish dishes in a cozy atmosphere. If you wish to grab a quick bite, Bunsen Wexford Street restaurant is 11 minutes away and it serves juicy burgers plus fries and drinks in a simple setting. Bar Italia ristorante is another nearby eatery offering Italian plates including pasta and pizza in an Italian-themed space. 

When you need to do some grocery shopping, Spar Patrick Street supermarket is just a few minutes away and it has a variety of products at reasonable prices to cater to your needs. After your long day on campus, we suggest you relax and go for a casual evening stroll at Weaver Park which has green fields, playgrounds, and walking paths. Over the weekend, you may enjoy a night out with your friends and watch the latest blockbuster movies at Cineworld Cinema Dublin. You may also choose to go on a shopping spree at Jervis Shopping Centre where you’ll find lots of shops, stores, and boutiques. Another thing you can do during the weekend is visit the Irish Museum of Modern Art where you can enjoy the magnificent works of art that are on display.

Dublin City University is a 21-minute ride from the building and Technological University Dublin is a 12-minute ride. Camden Street Lower, stop 1352 bus station is a 13-minute walk from the property and Long Lane, stop 2387 bus station is a five-minute walk. Drumcondra train station is 15 minutes away.

How can I pay for my accommodation?
You can pay using a credit or debit card, or by Direct Debit.

Can I pay in instalments?
Yes, you can choose to pay in instalments.
To do this, you must have a guarantor in place. 

Can I pay the full amount upfront?
Yes, you have the option to pay your accommodation fees in full through the student portal. 

Do I need a guarantor to book?
A guarantor is only required if you choose to pay in instalments. 

Where do I make my payments?
All payments are completed through the student portal after logging into your account.

Cancellation Policy

Can I cancel my booking before moving in?
Yes, you can cancel your Licence before collecting your room keys, subject to the conditions outlined below.

What happens if I booked before 1st May 2026?
If you signed your Licence before 1st May 2026 and have not collected your keys, you can cancel with no penalty up to 1st May 2026.
You must send a written notice or an email to the property manager.
Your advance room fee will be refunded once cancellation is confirmed.

What if I booked on or after 1st May 2026?
You can cancel within 14 days of signing your Licence (Cooling-Off Period), provided you have not collected your keys.
You must notify the property manager in writing or by email.
Your advance room fee will be refunded once cancellation is confirmed.

Can I cancel after the Cooling-Off Period?
Yes, you can request to cancel at any time by contacting the property manager in writing or by email.
However, you will remain liable for the room fees until a suitable replacement student is found.

What happens if my visa application is rejected?
You may be released from your Licence if:

  • You submit a cancellation request within 3 days of receiving your visa rejection letter; and
  • You provide a copy of the official rejection letter.

If your Licence has already started, you will remain liable for room fees until these documents are received.

What if I don’t get an offer from my chosen university?
This applies to first-year CAO undergraduate applicants only.
You may cancel your Licence if:

  • You submit your request within 24 hours of receiving your offer or rejection; and
  • You provide a copy of the CAO or college rejection letter.

Once approved, your advance room fee will be refunded.

Do I have any additional legal rights to cancel?
Yes, these cancellation terms are in addition to your statutory rights under residential tenancies legislation. Please refer to your Licence agreement for full details.
