New Mill is a student housing in Dublin that offers En-suite and Studio rooms. These are modern and spacious rooms with plenty of integrated storage and a study area. Each of these rooms is fully furnished to include a small double bed and mattress, a wardrobe, shelving, and a study desk with an integrated magnetic whiteboard and chair. Also, all rooms have come with private en-suite bathrooms that include WCs, showers, sinks and demister mirrors.
Students who choose Studio rooms will also get their private kitchen that is equipped with a ceramic hob, an oven, a dishwasher, a microwave, a fridge/freezer and a dining area. En-suite rooms, however, don’t have private kitchens; students will have access to a shared kitchen where they can cook their meals and have their dinners. En-suite rooms include Standard, Classic, Premium, Deluxe and Penthouse, while Studio rooms come in Classic, Premium and Deluxe.
New Mill offers high-speed Wi-Fi, on-site laundry facilities, and all-inclusive bills. It is CCTV-monitored, with secure key access and 24-hour support. The property has bike storage, an on-site maintenance team, post and parcel service, and hosts wellbeing events throughout the year. It also houses a number of communal spaces where you can study your lessons in peace and spend your free time. These include quiet study rooms, a reading area, a meeting room, and a common room where you can socialize with your friends. You can go to Dublin Castle and relive history with the beautiful ancient architecture, or attend live music concerts at Vicar Street. When you feel like having a breath of fresh air, you can go to Oscar Square which is just a few minutes' walk away. The surrounding restaurants also do not disappoint. Taste the most delicious burgers at Bunsen, or go to My Meat Wagon for every other dish that has to do with meat. You can pay using a credit or debit card, or by Direct Debit.

Yes, you have the option to pay your accommodation fees in full through the student portal.

Where do I make my payments?
All payments are completed through the student portal after logging into your account.
Cancellation Policy
Can I cancel my booking before moving in?
Yes, you can cancel your Licence before collecting your room keys, subject to the conditions outlined below.
What happens if I booked before 1st May 2026?
If you signed your Licence before 1st May 2026 and have not collected your keys, you can cancel with no penalty up to 1st May 2026.
You must send a written notice or an email to the property manager.
Your advance room fee will be refunded once cancellation is confirmed.
What if I booked on or after 1st May 2026?
You can cancel within 14 days of signing your Licence (Cooling-Off Period), provided you have not collected your keys.
You must notify the property manager in writing or by email.
Your advance room fee will be refunded once cancellation is confirmed.
Can I cancel after the Cooling-Off Period?
Yes, you can request to cancel at any time by contacting the property manager in writing or by email.
However, you will remain liable for the room fees until a suitable replacement student is found.
What happens if my visa application is rejected?
You may be released from your Licence if:
- You submit a cancellation request within 3 days of receiving your visa rejection letter; and
- You provide a copy of the official rejection letter.
If your Licence has already started, you will remain liable for room fees until these documents are received.
What if I don’t get an offer from my chosen university?
This applies to first-year CAO undergraduate applicants only.
You may cancel your Licence if:
- You submit your request within 24 hours of receiving your offer or rejection; and
- You provide a copy of the CAO or college rejection letter.
Once approved, your advance room fee will be refunded.
Do I have any additional legal rights to cancel?
Yes, these cancellation terms are in addition to your statutory rights under residential tenancies legislation. Please refer to your Licence agreement for full details.
