Only one ground-floor studio is wheelchair accessible with ramp, though kitchens in B16 are not fully accessible. Classic Three Bedroom Apartments are Beech Gardens’ newest and most exclusive offerings for students who want to share a living space together ideal for small groups of friends, spacious, and with shared facilities. Typically 3–5 students share kitchens and bathrooms, with everyone having a personal cupboard and fridge space. Kitchens feature large American-style fridge freezers, vacuum, mop, bucket, and ironing board. Plans to add washer/dryers and dishwashers are verbally confirmed.
Classic Single rooms come in 5 bedroom clusters with a shared kitchen and a living area with a TV and weekly rents of £158–£167 for 51 weeks — a great-value option with garden or internal views, suited for individual applicants.
Beech Gardens is located in Edgbaston – gated, green, and peaceful, with easy access to BCU South, UoB, Aston, Queen Elizabeth Hospital, and local amenities. It is especially suited for first years, domestic students, NHS placement students, and those seeking affordable, community-focused living. Around 100 rooms are taken by BCU first years, creating a friendly, inclusive atmosphere.

Almero Student offers three main payment plans to suit different budgets:

Do I need to pay a deposit?
No. Almero Student does not take traditional deposits.
Instead, you pay an Advance Rent payment when booking your room. This is usually up to 2% of your total rent and is deducted from your first rent instalment once your tenancy begins.
Do I need to pay anything to secure my room?
Yes. To confirm your booking, you must pay the Advance Rent upfront. This secures your room and is later deducted from your overall rent.
Do I need a guarantor?
It depends on your payment plan:
Upfront payment (full rent): No UK guarantor required
Instalment plans (monthly or termly): A UK-based guarantor is required
If you don’t have a UK guarantor, you can use a certified guarantor service such as Leap Guarantor or similar approved providers.
What does a guarantor do?
A guarantor agrees to cover your rent if you miss a payment. This is usually a UK-based family member or friend, or a third-party guarantor service.
What is included in the rent?
Your rent is fully inclusive, meaning there are no extra charges for:
Water, gas, and electricity
Wi-Fi
You are also exempt from UK council tax as a student.
Do I need to pay for a TV licence?
Almero Student covers TV licences for communal areas only.
If you watch live TV or use BBC iPlayer in your private room, you will need to purchase your own TV licence.
Cancellation Policy
Can I cancel my booking after signing the tenancy agreement?
No. Once the tenancy agreement has been signed by both you and Almero Student, it becomes legally binding and there is no cooling-off period. This applies even if you do not collect your keys or move in, and you will normally remain liable for the full rent unless you meet specific cancellation conditions.
Can I cancel if my university offer is withdrawn?
Yes, but only if you are a first-year undergraduate student or a postgraduate student and your university place is withdrawn.
You must provide:
A rejection letter from your university or UCAS, or UCAS status proof
Or proof of acceptance at a new university via UCAS adjustment
Important conditions:
Documents must be submitted within 7 calendar days of results being published
Your request will be reviewed by the property manager
If approved, your contract will be cancelled and any advance rent will be refunded
If documents are not provided or are insufficient, your request may be rejected and you will remain liable for rent
Can I cancel if my UK visa is refused?
Yes. You may be eligible for cancellation if your visa application is rejected.
You must provide:
An official visa refusal letter or email
A confirmation letter from your university stating you can no longer study due to visa refusal
Important conditions:
Documents must be sent within 7 calendar days of visa refusal
Your request must be reviewed and approved by the property manager
If approved, your contract will be cancelled and any advance rent refunded
If not, you remain liable for the full rent
Can I cancel after moving in?
Yes, but it depends on your tenancy type.
How do cancellations work under an Assured Periodic Tenancy (APT)?
If you have an APT (generally contracts signed before 1 May 2026, or residents at Welton Road), you can cancel by giving:
At least 2 calendar months’ written notice
Notice must end at the end of a rent period
A notice must be sent via email
Your cancellation is only valid once confirmed in writing by the property manager. Any rent owed or refunds will be calculated and confirmed to you.
How do cancellations work under a Common Law Tenancy (CLT)?
If you have a CLT (contracts signed after 1 May 2026, excluding Welton Road), you may cancel with at least 4 weeks’ notice, but only if one of the following applies:
You withdraw from university
You are excluded from university
You suspend studies due to illness for more than 60 days (with university approval)
Requirements:
Provide written notice and intended move-out date
Provide supporting evidence from your university
Receive written confirmation from the property manager
Cancellation is only confirmed once approved in writing, and final rent/refund calculations will follow.
Can I cancel for other reasons after signing the contract?
If your situation does not meet the cancellation criteria, you remain liable for the rent. However, you have two options:
Continue paying rent until the end of your contract even if you move out
Find a replacement tenant to take over your contract
How does finding a replacement tenant work?
You can try to find a replacement tenant yourself. The new tenant must:
Be a full-time student in the UK
Agree to take over the remaining contract period
Once found:
You must notify the property team and provide the new tenant’s details
A deed of assignment will be signed by all parties
Standard checks (e.g. visa and student status) will apply
Once approved and signed, you will be released from your tenancy from the new tenant’s start date.
