What is required to secure a booking?
A £150 holding deposit must be paid when applying.

What happens to it?
It is deducted from the first rent instalment and shown as “Holding Deposit” in the payment system.

When does the contract become binding?
Once the Tenancy Agreement is countersigned, the tenant and guarantor are fully legally bound.

Can I book without a guarantor?
Yes, if you pay the full rent in advance.

When is full rent due?
By 1 August 2026.

What if I don’t pay?
The booking may be cancelled if no payment or guarantor is provided.

How long do I have to sign?

• 5 days normally

When signed by tenant and guarantor (if required) and countersigned by the landlord.

What are the obligations after signing?
Full rent is due for the entire tenancy, even if the tenant does not move in or leaves early (subject to limited exceptions).

What if I don’t sign in time?
The booking may be cancelled without penalty.

Is there anything final before signing?
No, everything is subject to contract.

When is rent due?

• First instalment: 1 August 2026

Does student finance affect payment dates?
No, rent must be paid regardless of funding timing.

Can I pay monthly?
Yes, if funded by a monthly bursary.

How do I arrange it?
By requesting it through the accommodation team.

Can I cancel before signing the tenancy agreement or shortly after booking?
Yes,

• Before countersigning: full holding deposit refund
• After online/phone booking (no in-person viewing): cooling-off period applies
  • 72 hours (or 24 hours from 1 Aug 2026)
  • Must not have moved in
  • Refund within 10 working days

Can I cancel after the cooling-off period but before tenancy starts?
Only in limited cases:

• Visa refusal
• Not meeting university entry or continuation grades
  
  

What conditions apply?

• Evidence required within 72 hours of receiving proof
• Holding deposit refunded if approved
• If confirmed after tenancy starts, rent is still payable until evidence is submitted AND release is confirmed
  
  

When is early termination allowed?
Only if you:

• Withdraw, are excluded, or refused admission
• Are absent greater than 60 days due to illness with approved suspension
  
  

What is required?

• 4 weeks written notice
• Move-out date + official proof from institution

Are there other reasons accepted?
No.

What if I don’t meet cancellation rules but still want to leave?
You must find a replacement tenant.

What conditions apply?

• Replacement must be approved and sign a new contract (may pay current market rent)
• Your rent must be fully up to date before approval
  
  

When do I stop being liable for rent?
Only when the replacement tenant has signed and paid. Until then, you remain liable up to the original tenancy end date.
